What they need
At Lhoopa, completing construction is only part of the job. Each home must also pass appraisal, meet quality standards, and be turned over to the client on time.
We’re looking for a Post-Construction Manager who can lead this final and critical stage of the project lifecycle. You’ll oversee appraisal readiness, quality inspections, Certificate of Acceptance (COA) monitoring, unit turnovers, and the resolution of post-construction concerns.
What You’ll Own
Post-Construction Operations
- Lead the day-to-day operations of the Post-Construction team
- Set clear targets and monitor progress across appraisal, quality inspection, and turnover activities
- Ensure timely filing of appraisal applications and inspection requests for both pre-appraisal and non-pre-appraisal units
- Monitor COA releases, validity, and upcoming expirations
- Oversee quality inspections and ensure punch-list items are completed before turnover
- Ensure timely and satisfactory turnover of completed units to clients
- Track and resolve open post-construction tickets
Stakeholder Coordination
- Coordinate with contractors, developers, LGUs, government agencies, utility providers, and Pag-IBIG Fund
- Work closely with internal teams to resolve documentation, inspection, quality, and turnover concerns
- Escalate blockers early and drive agreed action plans to completion
Compliance, Cost, and Reporting
- Ensure adherence to approved processes for cost evaluation, payment requests, and progress validation
- Monitor project budgets and properly evaluate additional cost requirements
- Identify potential delays and aging units, then recommend practical mitigation plans
- Prepare weekly reports covering volume, progress, aging items, and key blockers
- Recommend improvements to post-construction systems, processes, and quality checklists
What We’re Looking For
- Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or a related field
- Relevant experience in construction, post-construction, project turnover, property appraisal coordination, or housing development
- Experience leading a team and managing multiple projects or units simultaneously
- Working knowledge of quality inspections, punch-list management, cost evaluation, and turnover processes
- Experience coordinating with contractors, developers, LGUs, government agencies, utilities, or Pag-IBIG is an advantage
- Strong planning, problem-solving, stakeholder management, and reporting skills
- Able to identify risks early, establish clear action plans, and follow through until completion
- Licensed Civil Engineer or Architect is an advantage
What Success Looks Like
- Appraisal applications, inspections, and turnovers move according to schedule
- Potential delays and expiring COAs are identified and addressed early
- Costs remain properly evaluated and controlled
- Units meet quality standards before client turnover
- Open issues are resolved promptly through effective coordination
