Post-Contract Quantity Surveyor – Joinery

We are seeking an experienced Post-Contract Quantity Surveyor specializing in joinery works to manage the commercial and contractual aspects of ongoing projects. The successful candidate will be responsible for cost control, interim payment applications, variation claims, subcontractor payments, contract administration, and final account settlements to ensure projects are delivered within budget and contractual requirements.

Key Responsibilities

• Manage all post-contract commercial and contractual activities for joinery projects.
• Review contract documents, BOQs, specifications, drawings, and scope of work.
• Prepare and submit monthly interim payment applications to clients and main contractors.
• Monitor project progress and prepare valuations based on completed joinery works.
• Identify, evaluate, and submit variation claims for additional works, design changes, and scope modifications.
• Prepare variation quotations, supporting documentation, and cost breakdowns.
• Follow up on payment certifications and outstanding payments with clients and main contractors.
• Review and certify subcontractor payment applications and supplier invoices.
• Monitor project budgets, costs, commitments, and cash flow.
• Prepare monthly cost reports and commercial forecasts.
• Maintain records of contractual correspondence, variations, claims, and payment certificates.
• Coordinate with project managers, site engineers, production teams, and procurement departments.
• Liaise with clients, consultants, main contractors, and subcontractors regarding commercial matters.
• Prepare, negotiate, and agree on final accounts with clients and subcontractors.
• Identify commercial risks and opportunities to protect project profitability.
• Ensure compliance with contractual obligations, project specifications, and agreed commercial terms.

Requirements

• Bachelor's degree or diploma in Quantity Surveying, Civil Engineering, or a related field.
• 5–6 years of experience in post-contract quantity surveying, preferably in joinery and interior fit-out projects.
• Strong knowledge of joinery works, including custom furniture, cabinets, wardrobes, kitchens, doors, wall cladding, and other bespoke joinery items.
• Proven experience in interim payment applications, variation claims, cost control, and final account preparation.
• Good understanding of construction contracts and commercial procedures in the UAE.
• Ability to read and interpret BOQs, drawings, specifications, and contractual documents.
• Proficiency in Microsoft Excel and AutoCAD.
• Excellent negotiation, communication, documentation, and analytical skills.
• Ability to manage multiple projects and meet commercial deadlines.

Preferred Experience

• Experience working with joinery manufacturers or interior fit-out contractors.
• Familiarity with joinery fabrication, installation, material specifications, and production processes.
• UAE construction industry experience.
• Strong coordination skills with site, factory, procurement, and project management teams.
