- Work with the Project Director to select the Project Manager, Quantity Surveyor and Site Manager for each project.
- Establish and lead regular pre-construction/project coordination meetings.
- Engage with and manage Building Control throughout the project lifecycle.
- Oversee subcontractor procurement and placement of orders, ensuring compliant orders are issued to the most suitable and competitive supply chain.
- Develop detailed project programmes and procurement schedules with the supply chain.
- Produce and manage procurement strategies to ensure alignment with project programmes.
- Ensure subcontractor and supplier orders are placed in line with programme requirements.
- Liaise with the supply chain to ensure design, procurement and logistics are fully aligned ahead of start on site.
- Place orders for miscellaneous materials and products as required.
- Lead the joinery pre-construction process, including drawings, RFIs, material procurement, ordering and handover to the workshop.
- Ensure joinery and associated procurement activities are aligned with programme requirements.
- Organise pre-start meetings with clients, shopping centres, consultants and relevant stakeholders.
- Ensure all required permits and approvals are in place ahead of start on site.
- Organise and chair pre-start meetings with subcontractors and the delivery team.
- Establish weekly subcontractor/site coordination meetings for the delivery team.
- Work closely with the estimating team to develop programmes, procurement schedules, logistics plans and project methodologies.
- Attend and contribute to tender interviews and client presentations.
- Ensure projects comply with all relevant regulatory, health & safety and quality requirements.
- Complete and coordinate Health & Safety Files, O&M documentation, certification and other handover requirements prior to Practical Completion.
- Ensure a smooth and fully coordinated transition from pre-construction into project delivery.
