Pre Construction Manager

A leading general contractor is seeking a Preconstruction Manager to lead estimating and preconstruction activities across a range of commercial and industrial construction projects.

This role will oversee estimates from conceptual design through final pricing and bid submission, working closely with clients, subcontractors and operations teams to deliver accurate, competitive and commercially sound proposals

Key Responsibilities

• Lead multiple estimates from conceptual budgeting through final GMP or lump-sum pricing.
• Review drawings, specifications and contract documents to identify scope gaps and project risks.
• Manage quantity take-offs, subcontractor pricing and cost analysis.
• Develop project budgets, procurement strategies and value engineering solutions.
• Support scheduling, constructability reviews and project planning.
• Build strong relationships with clients, architects, engineers and trade partners.
• Support business development, project pursuits, client presentations and interviews.
• Maintain historical cost data and improve estimating processes.
• Mentor and develop estimating staff.
• Ensure smooth handover from preconstruction to project operations.

Requirements

• Commercial or industrial construction estimating experience required.
• Experience leading estimates and managing preconstruction activities.
• Strong understanding of construction methods, materials, costs and sequencing.
• Proficiency in estimating and take-off software such as Destini or equivalent.
• Strong Excel, Bluebeam and Microsoft Office skills.
• Working knowledge of scheduling software such as Microsoft Project or Primavera P6.
• Excellent communication, organisation and client-facing skills.
• Ability to manage multiple projects and deadlines simultaneously.
• Construction Management, Engineering or related degree preferred.
• Field construction experience strongly preferred.

Project Values: $500K–$40M, ranging from smaller upfits to large, complex advanced manufacturing and industrial projects.

Location: South Carolina, with local and regional travel as required.
