Preconstruction CAD & Permit Coordinator

Job Summary

Threshold Decks is seeking a detail oriented Preconstruction CAD & Permit Coordinator to support our projects from contract through permitting and construction. This position is responsible for creating accurate construction drawings in AutoCAD, preparing material takeoffs, assembling and submitting building permit applications, and working with local building departments to obtain permit approvals.

The ideal candidate has a strong understanding of residential construction, framing, and building practices and is comfortable turning field measurements, project specifications, and site information into clear and accurate construction drawings. This is a hands on preconstruction role that requires strong organization, attention to detail, and the ability to manage multiple projects through the permitting process.

Responsibilities

• Create detailed construction drawings and permit plans using AutoCAD
• Draw decks, porches, screened rooms, stairs, railings, and related residential structures
• Prepare accurate material takeoffs based on approved plans and project specifications
• Review project measurements, site plans, contracts, and specifications for accuracy
• Prepare and submit building permit applications to local municipalities
• Compile required permit documentation, including construction drawings, plot plans, engineering documents, and supporting information
• Communicate directly with building departments regarding permit requirements, plan revisions, and approval status
• Make drawing revisions requested by building officials, project managers, or engineers
• Review plans for general compliance with applicable residential building codes and local requirements
• Coordinate with project managers, preconstruction staff, engineers, and other team members to resolve design or permitting issues
• Track permit applications and maintain organized project documentation
• Help ensure projects are fully prepared for construction before being released to production

Qualifications

• Proficiency in AutoCAD is required
• Previous experience creating residential construction drawings is strongly preferred
• Strong knowledge of residential construction methods, framing, and terminology
• Experience drawing decks, porches, additions, or similar exterior structures is preferred
• Experience preparing construction material takeoffs
• Familiarity with residential building codes and municipal permitting processes
• Ability to read and interpret plot plans, surveys, architectural drawings, engineering plans, and construction documents
• Strong mathematical and measurement skills
• Excellent attention to detail and organizational skills
• Ability to manage multiple projects and permit applications simultaneously
• Strong written and verbal communication skills
• Comfortable communicating professionally with building departments, engineers, customers, and internal team members

We are looking for someone who understands how a project is actually built, not simply how to draw it. The right candidate will play an important role in ensuring our projects are accurately planned, properly permitted, and ready for a smooth transition into construction.

Pay: $60,000.00 - $70,000.00 per year
