As a Construction Estimator, you will play a key role in helping shape projects from early planning through bidding and handoff to the project team. You will work closely with project managers, subcontractors, architects, engineers, and clients to develop accurate, competitive, and comprehensive estimates.

This position is ideal for someone who enjoys digging into the details, understands how buildings come together, and thrives on solving complex problems. You should be comfortable managing multiple priorities while maintaining the accuracy and attention to detail that successful estimating requires.

Role & ResponsibilitiesRelationships & Collaboration

• Build and maintain fair, honest, and professional relationships with subcontractors and suppliers.
• Develop strong working relationships with architects, engineers, clients, and industry partners.
• Help make Lloyd Construction a client's first choice by bringing value, expertise, and solutions to every project.
• Collaborate with the estimating administrator to maintain an accurate and current subcontractor database.
• Work closely with project teams to support a successful transition from estimating into construction.
• Demonstrate the Lloyd Way through communication, collaboration, accountability, and integrity.

Estimating & Project Planning

• Prepare estimating assignments according to project schedules and requirements.
• Analyze project plans, specifications, geotechnical reports, and other bid documents for completeness and accuracy.
• Perform accurate takeoffs and quantity surveys.
• Prepare and maintain project qualifications and exclusions.
• Identify, evaluate, and track value-engineering opportunities.
• Evaluate labor, material, equipment, and subcontractor costs.
• Stay current on market conditions and construction costs.
• Review addenda and bulletins and ensure subcontractors are working from the most current information.
• Participate in final estimate reviews and project strategy discussions.
• Attend design meetings and contribute value analysis, constructability recommendations, and construction means and methods.
• Identify potential project risks, scope gaps, and cost-saving opportunities.

Bidding

• Attend pre-bid meetings and coordinate site visits with subcontractors.
• Prepare invitations to bid and assist with subcontractor selection.
• Verify adequate bid coverage for assigned trades.
• Identify gaps, duplications, conflicts, and ambiguities within construction documents and coordinate resolutions with architects and subcontractors.
• Prepare and maintain RFI logs.
• Develop detailed scopes of work for assigned trades.
• Coordinate specialty subcontractor and cost-consultant participation in the estimating process.
• Review subcontractor proposals for scope, qualifications, inclusions, exclusions, and completeness.
• Thoroughly understand the parameters, inclusions, and exclusions of subcontractor estimates.
• Assist with the preparation of complete and accurate bid packages.
• Prepare bid tabulations and analyze subcontractor proposals for completeness.
• Prepare estimating information for a thorough handoff to the project management team.

• Strong knowledge of commercial construction, estimating, building systems, materials, and construction methods.
• Experience with conceptual, schematic design, design development, and construction document estimating.
• Strong analytical and problem-solving abilities.
• Excellent written and verbal communication skills.
• Strong organizational and time-management skills with the ability to manage multiple projects and deadlines.
• A collaborative, team-oriented approach.
• A commitment to accuracy, accountability, and exceptional client service.
• A strong work ethic and dedication to meeting deadlines.
• A passion for construction, process improvement, and continued professional development.
• Proficiency with Microsoft Word, Excel, Outlook, Procore, Bluebeam, estimating software, and cloud-based takeoff tools.
• Associate Estimating Professional certification or equivalent applicable estimating credentials.
• Valid driver's license, reliable transportation, and proof of insurance.
• Ability to travel occasionally as project needs require.

Education & Experience

• Bachelor's degree in Construction Management, Engineering, or a related field preferred.
• Five or more years of commercial construction estimating experience preferred, including experience with conceptual, schematic design, design development, and construction document phases.

Physical & Work Environment Requirements

• May involve periods of standing.
• Regularly required to work with a computer.
• Occasionally required to reach with hands and arms, climb or balance, stoop, kneel, crouch, and/or crawl.
• Occasionally lift and/or move up to 20 pounds.
• Must be able to visit active construction sites and navigate typical jobsite conditions as needed.
• This position may require occasional work or site visits outdoors in varying weather conditions, including Arizona's extreme summer heat, cold winter temperatures, wind, dust, and other seasonal conditions.
