Preconstruction Manager

In-person position based in Ventura/Santa Paula California.

Annual base salary: $140,000–$160,000, depending on experience.

Starting salary within this range will depend on relevant experience, qualifications, and demonstrated ability to perform the responsibilities of the position.

Bevyhouse is a design-build and modular construction company delivering custom homes through an integrated approach to design, engineering, factory production, procurement, and site construction.

We are seeking an experienced Preconstruction Manager to lead projects from early feasibility through final budgeting, procurement planning, and construction handoff.

This is a hands-on leadership role responsible for managing our existing estimator while working closely with design, product, factory, and construction teams to ensure projects are accurately priced, constructible, efficiently procured, and ready to build.

Responsibilities

• Lead the preconstruction process from early design through construction handoff.

• Manage and mentor the company estimator and oversee estimating workflows and deliverables.

• Develop and maintain project budgets through conceptual design, design development, and final pricing.

• Solicit and evaluate subcontractor and supplier bids.

• Review scopes for completeness and identify cost, constructability, schedule, and coordination risks.

• Work closely with the design team to maintain alignment between design intent, budget, constructability, and factory efficiency.

• Lead value-engineering efforts and identify opportunities to simplify construction without compromising design quality.

• Develop procurement plans that align purchasing, lead times, factory production, and site construction.

• Build stronger supplier relationships and identify opportunities for bulk purchasing, preferred pricing, and manufacturer-direct purchasing.

• Help establish preferred products, systems, assemblies, and specifications that can be used across multiple projects.

• Identify opportunities to standardize, prefabricate, or improve repeatable building components and systems.

• Coordinate project logistics including modular transportation, material deliveries, staging, storage, and installation planning.

• Maintain historical estimating and purchasing data to improve future pricing accuracy.

• Provide a complete and organized handoff to project management and construction teams.

What We Are Looking For

• 5+ years of experience in preconstruction, estimating, construction management, or a related role.

• Strong residential, custom-home, or light-commercial construction knowledge.

• Experience managing estimators or preconstruction staff.

• Strong understanding of construction costs, scopes, sequencing, and subcontractor trades.

• Experience working directly with suppliers, subcontractors, and manufacturers.

• Strong purchasing and negotiation skills.

• Ability to read architectural, structural, and MEP drawings.

• Strong organizational and communication skills.

• Ability to work collaboratively with designers, engineers, project managers, and field teams.

• Comfortable operating in a growing company where systems and processes are continuously improving.

Experience with modular, prefabricated, off-site, or manufacturing-based construction is helpful but not required.
