Preconstruction Manager

Responsibilities

• Lead preconstruction efforts by reviewing construction drawings, blueprints, and technical documents to accurately interpret project scope and requirements.
• Develop detailed cost estimates using estimating software such as HeavyBid and Bluebeam, including material costs, labor, equipment, and subcontractor bids.
• Manage project budgets by estimating construction costs and implementing effective cost control strategies throughout the preconstruction phase.
• Coordinate with clients to negotiate pricing, scope adjustments, and contractual terms ensuring mutually beneficial agreements.
• Prepare comprehensive bid proposals that include detailed spreadsheets and blueprints analysis for submission to clients.
• Review construction management software data to track project milestones, resource allocation, and scheduling needs.
• Collaborate with project managers and site teams to ensure estimates align with on-site realities and construction industry standards.
• Oversee material requirement estimations from blueprints and technical drawings to ensure accurate procurement planning.
• Communicate effectively with clients regarding project scope, budget estimates, and potential cost-saving opportunities.
• Utilize Xactimate for detailed property damage or insurance-related estimations when applicable.

Requirements

• 5+ years of experience managing luxury single-family home projects as a construction estimator.
• Strong proficiency in estimating software such as HeavyBid, Bluebeam, Microsoft Office (Excel, Word), and construction management tools.
• Extensive knowledge of blueprint reading, interpreting technical drawings, and reviewing construction plans for accuracy.
• Demonstrated ability in cost management including material cost estimating, pricing strategies, and budget estimation for large-scale projects.
• Skilled in negotiation with subcontractors, suppliers, and clients to secure favorable terms while maintaining quality standards.
• Hands-on experience with construction site activities combined with a solid understanding of construction industry practices.
• Excellent communication skills for client interaction and team collaboration across multiple stakeholders.
• Ability to manage multiple projects simultaneously while maintaining attention to detail under tight deadlines.
• Familiarity with Xactimate or similar estimation tools is preferred but not mandatory.

You will work directly with decision-makers, have significant responsibility over the projects you estimate, and see those projects move from drawings and budgets into actual construction.

Pay: $100,000.00 - $140,000.00 per year
