Preconstruction Manager

Role Description The Preconstruction Manager is a full-time, on-site role based in Houston, TX, responsible for managing all activities from early project planning through handoff to construction. Day-to-day tasks include preparing detailed estimates, developing budgets, reviewing design documents, and collaborating with architects, designers, and trade partners to align scope, cost, and schedule. This role leads the pricing and proposal process for custom homes, renovations, and additions, ensuring complete and accurate bid packages and clear client-facing documentation. The Preconstruction Manager will analyze cost data, identify value engineering opportunities, maintain updated pricing tools, and track preconstruction milestones. The position also involves participating in client meetings, clarifying expectations, supporting contract negotiations, and providing a smooth transition of preconstruction information to the project management and field teams.

Qualifications

• Ability to lead and guide customers through our Preconstruction Process, keeping them engaged and excited
• Proficiency in design management, coordinating with architects, designers, and engineers to resolve scope, constructability, and specification issues.
• Strong construction estimating and cost management skills, with the ability to develop detailed, accurate takeoffs and cost breakdowns.
• Experience with budgeting and financial planning for residential construction projects.
• Ability to prepare clear, compelling proposal writing and preconstruction documentation for custom homes, renovations, and additions.
• Knowledge of residential construction methods, materials, and building codes; experience in high-end custom or renovation work is preferred.
• Strong analytical, organizational, and time management skills, with the ability to manage multiple projects and deadlines.
• Effective written and verbal communication skills, with a collaborative approach to working with clients, internal teams, and trade partners.
• Proficiency with estimating and project management software, as well as standard office tools (e.g., Excel, Word, PDF markup tools).
• Relevant education such as a degree in Construction Management, Engineering, Architecture, or related field, or equivalent practical experience.
• Ability to work on-site in Houston, TX, including regular visits to job sites and meetings with clients and partners.
