Preventative Maintenance Technician

We are seeking a reliable, detail-oriented Preventative Maintenance Technician to perform scheduled maintenance and inspections at our residential apartment communities. This position focuses on routine preventative maintenance, identifying potential issues before they become larger problems, and helping to keep building systems and common areas operating properly.

Duties & Responsibilities

• Perform scheduled preventative maintenance and inspections throughout residential apartment communities.
• Service apartment HVAC systems, including replacing filters, cleaning units and vents, and inspecting condensate lines for clogs, leaks, or drainage issues.
• Replace batteries in apartment door locks and building access points as needed.
• Inspect and clean air vents in apartments and common areas to support proper airflow and cleanliness.
• Check sump pump pits for debris, cleanliness, and proper operating conditions.
• Inspect and clean rooftop drains and check roof areas for damage, debris, or other conditions requiring follow-up.
• Complete routine building checks of common areas, including entry doors, lighting, elevators, and other building systems.
• Identify maintenance concerns and report items requiring repair or additional attention.
• Maintain accurate records of completed maintenance, inspections, replacements, and follow-up items.
• Follow established safety procedures, property policies, and maintenance standards.

Qualifications

• High school diploma or equivalent required.
• Previous maintenance experience, with working knowledge of HVAC, electrical, and mechanical systems preferred.
• Ability to read and follow technical manuals, instructions, and maintenance procedures.
• Strong problem-solving skills and the ability to identify and troubleshoot maintenance issues.
• Good written and verbal communication skills.
• Professional demeanor and commitment to providing good customer service in a residential environment.

Requirements

• Valid driver's license and reliable personal transportation required for travel between properties.
• Ability to work a full-time, 40-hour-per-week schedule.
• Dependable, organized, and able to work independently while completing scheduled maintenance tasks.

No on-call shifts required.

Pay: $20.00 - $21.00 per hour
