Procurement Manager

Job Summary:

We are looking for an experienced Procurement Manager with 10+ years of experience in high-rise residential construction projects. The candidate should have strong expertise in Civil, Structural, MEP, and Finishing Material Procurement, along with vendor management, negotiation, cost control, and end-to-end procurement.

Role & responsibilities :

• Manage end-to-end procurement for high-rise residential construction projects.
• Handle PR/Indent-to-PO and Procure-to-Pay (P2P) processes.
• Coordinate with Project, Site, Civil, MEP, Planning, Stores, Finance, and Engineering teams.
• Procure civil, structural, MEP, and finishing materials.
• Manage procurement of Steel, RMC, Cement, Aggregates, Electrical, Plumbing, HVAC, Fire Fighting, and other MEP materials.
• Review BOQs, drawings, specifications, material schedules, and project requirements.
• Identify, evaluate, onboard, and manage vendors, suppliers, contractors, and MEP subcontractors.
• Obtain quotations from multiple vendors and prepare Comparative Statements (CS).
• Negotiate rates, payment terms, delivery schedules, warranties, and commercial terms.
• Ensure procurement is within the approved project budget and timelines.
• Coordinate timely delivery of materials to high-rise residential project sites.
• Monitor material lead times, delivery schedules, shortages, and urgent project requirements.
• Develop and maintain a strong vendor network for Civil, Structural, MEP, and Finishing materials.
• Prepare material costings, rate analysis, procurement MIS, and spend analysis reports.
• Identify opportunities for cost optimization and savings.
• Coordinate with Finance/Accounts for invoice verification and vendor payments.
• Resolve vendor issues related to quality, pricing, specifications, delivery, and payments.
• Maintain accurate POs, vendor records, procurement documents, and purchase tracking reports.
• Ensure procurement activities comply with company SOPs, approval processes, quality standards, and project specifications.
• Support procurement planning based on project milestones and construction schedules.

Preferred candidate profile :

• 10+ years of experience in Procurement/Purchase Management in the Construction/Real Estate industry.
• Mandatory experience in high-rise residential construction projects.
• Strong experience in Civil & Structural Material Procurement.
• Hands-on experience in MEP Material Procurement Electrical, Plumbing, HVAC, and Fire Fighting.
• Strong experience in Vendor Development, Vendor Management, Negotiation, Rate Comparison, and Cost Control.
• Good knowledge of BOQ, Drawings, Specifications, and Construction Materials.
• Experience in PR/Indent-to-PO and Procure-to-Pay processes.
• Experience with ERP systems and MS Excel.
• Strong team management, coordination, communication, and negotiation skills.
