Project Architect / Engineer - Warranty

PRINCIPAL PURPOSE OF JOB:

• Attend to all “valid” warranty claims escalated either by TOD, Leasing Dept. and Unit Owner or SPA on units under developer’s warranty or under contractor’s/supplier’s warranty.
• Attend to issues reoccurred or new critical issues that arises on TOD units except for conditionally accepted items by TOD from CMD.
• Refurbishing and restoration of the following units: (1) units which remain unsold but subject for selling or presentation of Sales Dept.; (2) unturned over units for the longest time but already subject or qualified for turnover already.
• Attend to “immediate” concerns of sold but unturned over units and unsold units such as functionality and leak issues not covered by PMO.
• To do special accommodations tasked by the Chairman or CEO on units which are out of developer’s warranty critical in maintaining good relationship with the client.
• Attend or assist on special projects which needs immediate attention (Sales Office, Showroom, Sales Booth, Issues under Defect & Liability period) and Balance Works or Back Jobs of CMD contractor).
• Assist, train and oversee works of Warranty Architects or Warranty Engineers of associate level.

JOB DUTIES AND RESPONSIBILITIES:

• Coordinates with immediate superior regarding plan & schedule of works for a certain project.

• Discuss with immediate superior regarding your targeted daily, weekly or monthly work accomplishments based on the overall plan & schedule set by the immediate superior for a certain project.

• Coordinates with concerned contractors/suppliers/colleagues/department for the effective and efficient implementation of works.

• Maintain harmonious relationship amongst project stakeholders, clients and other departments.

• Satisfactorily turn-over projects to the concerned clients in a quality and timely manner.

• Source-out or recommend for approval alternative materials and samples needed on project.

• Prepare shop drawings, working drawings, as-built drawings as needed.

• Do material and labor take-off and cost estimate as needed.

• Prepare weekly report, notices, memos, completion reports, purchase requisition forms and process billings.

• Oversee & direct supervision of works of contractors, supplies or in-house labor force.

JOB QUALIFICATIONS:

• Graduate of BS Architecture or Civil Engineering
• Registered Architect or Registered Civil Engineer
• with 3 years of experience
• Proficient in Architectural/Engineering softwares and Microsoft Office
• Good communication and analyzation skills
• Can handle multiple tasks simultaneously
• Willing to do field work in Binondo and Paranaque, Manila
