Project Coordinator

Project Planning & Project Controls

• Lead coordination and monitoring of project plans, schedules, milestones, and key deliverables.
• Review baseline project schedules and monitor progress against approved timelines.
• Track critical path activities and identify potential delays and schedule risks.
• Coordinate with planning and execution teams to develop recovery plans for delayed activities.
• Monitor project milestones from design and approvals through construction, finishing, testing, commissioning, handover, and closure.
• Establish and maintain project trackers, dashboards, MIS, and management review formats.
• Ensure timely escalation of critical project risks, delays, and interdependencies.

2. Cross-Functional Project Coordination

• Act as the central coordination point between Project Management, Design, Construction, MEP, Procurement, Contracts, Finance, Legal, Sales, CRM, and other functions.
• Drive closure of interdepartmental issues impacting project timelines and deliverables.
• Ensure clear ownership and timelines for project action items.
• Conduct regular coordination meetings and ensure effective follow-up and closure.
• Facilitate decision-making by providing management with relevant project data, risks, and recommendations.

3. Design & Consultant Coordination

• Coordinate with architects, structural consultants, MEP consultants, faade consultants, landscape consultants, PMC, and other specialist agencies.
• Monitor design deliverables, drawings, specifications, technical submissions, and approvals.
• Track RFIs, design changes, technical queries, and pending decisions.
• Identify design-related constraints affecting procurement, construction, cost, or timelines.
• Ensure timely resolution of design and technical coordination issues.

4. Construction & Site Coordination

• Coordinate closely with Project Managers, Construction Heads, Site Teams, and Contractors to monitor execution progress.
• Review progress of structural, civil, faade, MEP, finishing, external development, and infrastructure works.
• Monitor project progress against approved targets and highlight deviations.
• Facilitate resolution of site-level constraints involving design, materials, resources, vendors, and contractors.
• Support project leadership in ensuring timely achievement of construction and handover milestones.

5. Procurement & Material Coordination

• Coordinate with procurement and project teams to monitor critical material requirements.
• Track material approvals, procurement status, manufacturing, dispatch, and site deliveries.
• Identify long-lead items and ensure timely procurement to avoid project delays.
• Coordinate with vendors and contractors for timely delivery and resolution of supply-related issues.
• Monitor procurement dependencies against the project schedule.

6. Contracts & Commercial Coordination

• Coordinate with Contracts/Commercial teams on work orders, contractor commitments, variations, claims, and other project-related matters.
• Track major commercial decisions that may impact project execution.
• Monitor change management and ensure appropriate approvals for scope/design changes.
• Support management in evaluating the schedule and project impact of variations and major commercial issues.
• Ensure coordination between technical and commercial teams for timely closure of contractor-related matters.

Experience

• 815 years of relevant experience in real estate/project management/construction.
• Strong experience in high-rise residential projects is mandatory/preferred.
• Experience with a reputed real estate developer, PMC, EPC/construction company is preferred.
• Candidates should have handled large-scale residential developments involving multiple consultants, contractors, and internal stakeholders.
