Job Summary

The Project Director will lead and oversee the full lifecycle of real estate development projects, from concept and design through construction, handover, and project close-out. The role is responsible for ensuring projects are delivered on time, within budget, to the required quality standards, and in compliance with UAE regulations.

Key Responsibilities

• Lead multiple real estate development projects from initial concept through final handover.
• Develop and manage project master plans, budgets, schedules, milestones, and delivery strategies.
• Oversee consultants, architects, contractors, subcontractors, and other project stakeholders.
• Manage design development, tendering, procurement, construction, testing, commissioning, and handover.
• Monitor project costs, cash flow, variations, claims, risks, and overall commercial performance.
• Ensure projects meet approved budgets, timelines, specifications, and quality standards.
• Coordinate with authorities and ensure all required permits, NOCs, approvals, and regulatory requirements are obtained.
• Conduct regular project and site reviews to monitor progress and resolve critical issues.
• Review contractor and consultant performance and take corrective action where required.
• Work closely with Development, Sales, Marketing, Finance, Legal, Procurement, and Facility Management teams.
• Ensure strict compliance with HSE, quality, contractual, and company standards.
• Provide regular project progress, cost, risk, and performance reports to senior management.
• Lead project handover, snagging, completion certificates, and close-out activities.
• Identify project risks early and implement effective mitigation and recovery plans.

Requirements

• Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or a related field.
• Minimum 12–15 years of relevant experience, including senior leadership experience with a real estate developer or major construction organization.
• Strong experience delivering large-scale residential, commercial, mixed-use, or high-rise developments.
• Proven UAE/Dubai real estate development and construction experience preferred.
• Strong knowledge of project management, contracts, procurement, budgeting, construction, and authority approvals.
• Excellent leadership, negotiation, stakeholder management, and decision-making skills.
• PMP or other recognized project management certification is an advantage.

Pay: AED25,682.06 - AED50,340.90 per month
