Project Estimator / Project Manager – Job Order Contracting (JOC)

Location: Rensselaer, NY; travel to job sites across the region

We are growing our Job Order Contracting work and need someone who knows NY JOC inside out to estimate job orders and run them from walk-through to closeout.

What you’ll do

• Attend scoping walk-throughs with owner representatives and define each task order’s scope.
• Build job-order proposals against the unit price book (Gordian / RSMeans Construction Task Catalog), including non-prepriced items with supporting quotes.
• Negotiate scope and price with owner JOC staff through approval and the notice to proceed.
• Plan and run each job order: schedule, crew and subcontractor coordination, material ordering, submittals and site safety.
• Manage changes and supplemental job orders, and keep jobs inside required completion windows.
• Handle closeout: punch lists, as-builts, final pricing and documentation for billing.
• Track profitability by job order and feed actual costs back into future pricing.
• Keep prevailing wage, certified payroll and MWBE/SDVOB participation requirements on track for each job.

What you need

• At least 3 years of hands-on experience estimating or managing JOC work for a New York public owner (required).
• Fluency with the unit price book and JOC proposal workflow (eGordian or equivalent).
• A track record of running multiple small and mid-size jobs at once, start to finish.
• Working knowledge of NY public works rules, including prevailing wage.
• Strong Excel; comfortable with Bluebeam or similar takeoff tools.
• A valid driver’s license and willingness to travel to job sites across the region.

Nice to have

• Electrical construction background (field or estimating).
• Experience on the owner side of a JOC program.
• OSHA 30, PMP or CPE certification.
• Experience with Sage or Procore.
