Location: Clerkenwell, London (Hybrid)
Pay Rate: £196.77 per day PAYE
Contract: Temporary – 12 weeks
Hours: 35 hours per week

The Role

We are seeking an experienced Project Manager – Capital Works to oversee planned investment, refurbishment and maintenance projects across residential properties.

You will manage projects from initial surveys and specifications through to completion, handover and final accounts, ensuring works are delivered safely, on time, within budget and to the required quality standards.

Key Responsibilities

• Manage capital works and planned maintenance projects throughout the full project lifecycle.
• Oversee contractors, consultants, budgets, programmes and project performance.
• Conduct site visits to monitor progress, workmanship and health and safety compliance.
• Manage specifications, tender documentation, variations, financial records and final accounts.
• Ensure compliance with building regulations, construction standards and statutory requirements.
• Coordinate quality inspections, snagging, handovers and defect resolution.
• Support Section 20 consultations and manage resident communications and project-related complaints.
• Maintain accurate project records and identify opportunities to improve efficiency and value for money.

Essential Requirements

• Significant experience managing capital works or planned maintenance contracts, ideally within social housing.
• Strong knowledge of residential construction, building defects and property maintenance.
• Experience managing contractors, project budgets, programmes, variations and final accounts.
• Knowledge of construction health and safety, building regulations and relevant legislation.
• Experience with construction contracts such as JCT, TPC or TAC.
• Strong communication, organisational and problem-solving skills.
• Proficiency in Microsoft Word and Excel.
• Ability to manage multiple projects and undertake regular site visits.

Desirable qualifications: HNC/HND or equivalent in construction or property, and SMSTS or an equivalent health and safety qualification.

Working Pattern

Hybrid working, typically 1 day in the office, 1 day on site and 3 days working from home or the office.
