Project Manager - Cleaning Division

Service In is a full-service platform that streamlines how multifamily communities manage unit turns and facility maintenance. Through its specialized divisions—Clean-in (cleaning), Paint-in (painting), and Floor-in (floor care)—the company provides comprehensive services to keep properties move-in ready and well-maintained. Service In supports same-day turnovers, recurring janitorial services, and common-area care to ensure a consistent resident experience. We currently partners with more than 400 properties across North Carolina, completing over 250 turns per day.

Role Description
We are looking for a highly accountable Project Manager to oversee day-to-day operations for unit turns and facility services across multi-family accounts and ensure the successful, profitable execution of unit cleans, and janitorial services within our dedicated Cleaning Division. Reporting directly to our COO, you will lead a field operations team consisting of Assistant Project Managers (APMs) and Superintendents.

What You’ll Do
Leadership & Crisis Management
Serve as the primary point of contact for any operational-related questions, emergencies, or field issues.
Directly manage, route, and support a team of Assistant Project Managers (APMs) and field Contractors.
Troubleshoot crew schedule changes, and sudden client needs with immediate, decisive action.

Client Communication & Management
Act as the primary service contact for assigned clients.
Proactively keep clients informed regarding scheduling updates, quality concerns, and any job-related issues.
Coordinate directly with Account Executives (AEs) on job change orders, scope expansions, quotes and proposals, and job approvals.

Job Dispatching & Field Operations
Assign and dispatch contractors to specific jobs based on capacity, location, and skill set.
Monitor the future job pipeline to ensure adequate staffing and keep all schedule notes updated.
Route APMs to active job sites to perform Quality Control (QC).
Review field photos to verify job completion and execute a daily check-out by updating all job statuses by 6:00 PM (rolling or rescheduling as needed).
Work with AEs to manage job redo’s, identify what went wrong, and coordinate rescheduling.

Financial & Administrative Oversight
Review and sign off on all job quotes prepared by AEs to verify scope feasibility and protect target margins.
Create and maintain detailed spec sheets so field teams know exactly what is required for each site.
Order, track, and manage all necessary supplies for jobs and projects.
Approve and sign off on contractor payroll and payments.

How We Measure Success (KPIs)
Revenue Growth: Drive positive monthly client revenue growth.
Job Completion: Maintain a completion rate of > 90%.
Quality Control: Keep the job redo rate strictly < 5.5%.

Pay: $70,000.00 - $85,000.00 per year
