About The Role Vanguard Maintenance & Electrical has been delivering BMS controls and low voltage electrical projects across New York City since 2007, and we’re looking for a Project Manager who can match the pace and complexity of this market. You’ll lead field Superintendents, Installers, and support staff on healthcare, educational, and infrastructure projects across the five boroughs — reporting directly to the Project Executive with real authority, real client visibility, and a clear path to executive leadership. If you have the technical depth, the leadership instinct, and the drive to own a project from kickoff to closeout, this is your role.

Responsibilities

• Own day-to-day project operations from field execution to financial tracking
• Lead, mentor, and support Superintendents, Installers, and field crews on NYC jobsites
• Collaborate with clients, GC/CM, NYC DOB, vendors, and internal teams to maintain project alignment
• Plan, schedule, and coordinate all BMS controls and low voltage construction phases
• Drive QA/QC processes to ensure high-quality BMS and low voltage installations
• Oversee materials, labor, and equipment for maximum efficiency and productivity
• Coordinate with HR, Payroll, and Safety teams for smooth project operations
• Manage material deliveries, expediting, and inventory flow
• Track project financials — change orders, billing, and budget management
• Establish and maintain scheduling, earned value, and labor analysis on a daily, weekly, and monthly basis
• Evaluate project risks, maintain a risk register, and monitor mitigation plans
• Attend monthly Project Status Review (PSR) meetings with Regional Operations and Finance
• Navigate NYC-specific compliance requirements including DOB, Local Law, and site safety mandates
• Foster strong team morale and cultivate leadership within the field workforce

• Strong communicator who builds trust across field teams, clients, and NYC stakeholders
• Highly organized with the ability to manage multiple projects and priorities simultaneously
• Deep understanding of NYC construction compliance, DOB requirements, and site safety mandates
• Analytical and proactive — identifies risks early and drives solutions before they become problems
• Grounded in integrity, accountability, and professional excellence

Qualifications

• 3+ years of project management experience in BMS controls or low voltage electrical (required)
• Experience on NYC commercial or institutional projects — healthcare, education, or infrastructure (highly preferred)
• Prior formal PM title or role (a major plus)
• Skilled in reading and interpreting BMS drawings, low voltage plans, and technical specifications
• Familiarity with estimating, budgeting, billing, and project financial processes
• Working knowledge of NYC DOB requirements, Local Laws, and site safety compliance
• NYC SST Card (Site Safety Training) (required)

Preferred Qualifications

• Deep knowledge of BMS systems, controls sequences, and building automation protocols
• Experience with earned value management and labor productivity analysis
• NYC DOB Site Safety Manager (SSM) or related license (a major plus)
• Familiarity with pull planning, Lean construction, or BIM coordination in NYC environments
• Proficiency with construction management software and digital reporting platforms
