Job description:

Site Superintendent / Project Manager

Kaizen Mate LLC | DFW, San Antonio, or Houston, TX | Travel Required

About Kaizen Mate

Kaizen Mate LLC is an end-to-end modular construction company delivering scalable building solutions across the United States. From commercial offices and educational facilities to workforce housing, healthcare clinics, and mission-critical infrastructure — we cover every phase of a project, from design and manufacturing to logistics, installation, and lifecycle management. We operate under the Japanese philosophy of Kaizen — continuous improvement — and we live it in every project we manage and every partnership we form. Our integrated MATE product ecosystem (BOXMATE, CLASSMATE, LODGEMATE, SITEMATE, MODMATE, and more) gives our clients one accountable partner from concept to completion.

We are growing, we are nimble, and we are looking for people who want to build something meaningful — not just buildings, but a company.

The Role

This is a combined Site Superintendent / Project Manager position — meaning you own the work from kickoff to closeout. You will run the field and the file: coordinating subcontractors on-site, managing project schedules and budgets, communicating with clients, and ensuring every module lands on time, on spec, and on budget.

You will work directly with the CEO and carry real responsibility from day one. This is not a position for someone looking to be handed a script. It is a position for someone who sees a problem on-site and solves it before the client ever knows it existed.

Projects range from $500K to $10M across commercial, educational, workforce housing, and municipal sectors. Typical delivery timelines are 90 to 180 days. Travel is required — our projects are nationwide.Key Responsibilities

Field Oversight

  • Serve as the primary on-site authority for all modular construction activities, from site preparation through final installation and punch list
  • Manage day-to-day field operations including scheduling, crew coordination, equipment logistics, and site safety
  • Conduct regular site inspections and document progress; maintain daily logs and photographic records
  • Enforce OSHA standards and project-specific safety plans without exception

Project Management

  • Develop and maintain project schedules, budgets, and procurement plans from pre-construction through closeout
  • Work closely with back office preconstruction and project coordinators to ensure seamless handoffs, accurate scoping, and aligned documentation throughout the project lifecycle
  • Manage submittals, RFIs, change orders, and project documentation with accuracy and discipline
  • Track milestones and proactively identify and resolve schedule risks before they become cost issues
  • Coordinate with manufacturers, transporters, and installation crews to align delivery and set timelines

Subcontractor Management

  • Scope, procure, and manage subcontractors across trades including site work, utilities, foundations, mechanical, and electrical
  • Hold subcontractors accountable to scope, schedule, and quality standards
  • Review and approve pay applications; manage subcontractor documentation and compliance requirements

Client Coordination

  • Act as the primary point of contact for clients during the construction phase
  • Set clear expectations, communicate progress proactively, and resolve issues with professionalism and transparency
  • Represent Kaizen Mate's commitment to partnership and continuous improvement in every client interaction

Quality and Compliance

  • Ensure all work meets applicable building codes, inspection requirements, and manufacturer installation standards
  • Coordinate third-party inspections and approvals as required
  • Identify lessons learned and contribute to the ongoing improvement of Kaizen Mate's field processes

Required Qualifications

  • Minimum 5 years of field construction experience, with at least 2 years in a superintendent or project management role
  • Demonstrated ability to manage multiple trades and subcontractors on active job sites
  • Strong understanding of construction scheduling, budgeting, and cost control
  • OSHA 30-Hour Construction certification (or willingness to obtain within 90 days)
  • Experience managing projects from $500K to $5M in value
  • Proficiency with construction management software (JobTread, Procore, or equivalent)
  • Strong written and verbal communication skills — you will be client-facing
  • Valid driver's license and ability to travel to project sites nationwide
  • Based in the DFW, San Antonio, or Houston area

Preferred Qualifications

  • Experience with modular, offsite, or prefabricated construction — this is a strong differentiator
  • Familiarity with IBC/IRC code compliance, HUD standards, and state-level modular approval processes
  • Experience with educational, municipal, or workforce housing projects
  • OSHA 60-Hour or higher certification
  • PMP, CCM, or equivalent project management credential
  • Experience managing projects across multiple states simultaneously

What We Offer

  • A ground-floor opportunity at a growing company where your contributions are visible, valued, and rewarded
  • Direct access to and mentorship from an executive team with 25+ years of modular construction experience
  • A role with genuine scope — you will own your projects, not just assist on them
  • Competitive base salary plus a performance bonus tied to on-time and on-budget delivery
  • A culture rooted in continuous improvement — we invest in the people who invest in us
  • A nationwide project portfolio with the variety, scale, and complexity that keeps the work interesting

We are small enough that your work matters immediately. We are growing fast enough that the opportunities ahead are real.

Kaizen Mate LLC is an equal opportunity employer. We are committed to building a team that reflects the communities we serve.
