What they need

The Project Manager is responsible for the planning, financial management, coordination, and successful delivery of commercial construction projects from preconstruction through closeout. This role manages project budgets, contracts, schedules, procurement, documentation, and communication among the field team, owner, design team, vendors, and subcontractors.

The Project Manager works closely with the Project Superintendent to ensure field execution aligns with the contract documents, schedule, budget, safety requirements, and quality standards. This position also provides leadership and direction to Project Engineers and other assigned team members.

At Compass Canyon Builders, we value people who are friendly, grounded, professional, and steady under pressure. The ideal candidate communicates clearly, leads with conviction, takes ownership, solves problems like a boss, and keeps projects moving in the face of adversity.

Key Responsibilities

Project Leadership

  • Manage assigned projects from preconstruction and startup through closeout and final payment.
  • Establish project goals, responsibilities, communication procedures, and expectations.
  • Coordinate with the Superintendent to align field activities with the budget, schedule, contract documents, and quality requirements.
  • Provide leadership and accountability to Project Engineers and other assigned team members.
  • Lead project meetings and maintain professional relationships with owners, architects, engineers, inspectors, subcontractors, and vendors.
  • Identify project risks early and develop practical solutions before they affect cost, schedule, safety, quality, or client relationships.

Contracts and Scope Management

  • Review and administer owner contracts, subcontracts, purchase orders, plans, specifications, and other contract documents.
  • Lead project buyout and confirm subcontractor scopes are complete and properly coordinated.
  • Prepare, negotiate, and administer subcontracts, purchase orders, and vendor agreements.
  • Identify scope gaps, overlaps, exclusions, allowances, and potential cost exposure.
  • Confirm subcontractors and vendors meet licensing, insurance, documentation, and onboarding requirements.
  • Track contractual notices, milestones, and deadlines while protecting the company’s contractual rights.

Budget and Change Management

  • Establish and maintain project budgets, commitments, forecasts, and projected final costs.
  • Monitor project expenses and communicate budget risks, overruns, and savings opportunities to company leadership.
  • Review subcontractor payment applications and prepare owner pay applications with the required supporting documentation.
  • Manage schedules of values, lien waivers, retainage, committed costs, and payment tracking.
  • Identify, price, document, and track project scope changes.
  • Manage change events and owner and subcontractor change orders.
  • Confirm approved changes are incorporated into project budgets, contracts, forecasts, and schedules.
  • Maintain appropriate documentation for delays, claims, and potential cost or schedule impacts.

Scheduling and Procurement

  • Work with the Superintendent to develop, maintain, and update the project schedule.
  • Review look-ahead schedules and address upcoming constraints, inspections, decisions, and procurement needs.
  • Monitor long-lead materials, equipment, submittals, and delivery dates.
  • Hold subcontractors and vendors accountable for manpower, materials, documentation, and milestone dates.
  • Identify schedule risks and develop recovery plans with the project team.
  • Communicate delays, schedule changes, and recovery measures to project stakeholders.

Documentation, Quality, and Safety

  • Oversee drawings, specifications, RFIs, submittals, revisions, meeting minutes, and project correspondence.
  • Ensure the project team is working from current contract documents and maintain accurate records in Procore.
  • Track permits, testing, inspections, utility coordination, and jurisdictional requirements.
  • Support the Superintendent in resolving conflicts between contract documents, field conditions, and trade installations.
  • Support quality control, inspections, punch lists, and correction of deficient work.
  • Promote a safety-first culture and coordinate with the Superintendent to address safety concerns and corrective actions.

Owner and Design-Team Communication

  • Serve as a primary point of contact for owners, architects, engineers, consultants, and other project stakeholders.
  • Provide clear updates regarding budget, schedule, procurement, changes, risks, and project progress.
  • Lead owner-architect-contractor meetings and document important decisions and action items.
  • Manage owner expectations while protecting the company’s contractual and financial interests.
  • Coordinate responses to design questions, constructability concerns, and field conditions.
  • Escalate significant financial, contractual, scheduling, safety, or relationship concerns to company leadership.

Project Closeout

  • Develop and manage the project closeout plan.
  • Coordinate punch-list completion with the Superintendent, subcontractors, owner, and design team.
  • Collect required warranties, as-built drawings, O&M manuals, inspection approvals, and other closeout documents.
  • Coordinate final inspections, testing, owner training, and completion approvals.
  • Resolve outstanding change orders, invoices, lien waivers, retainage, and other financial items.
  • Support warranty coordination after project completion.

Software Requirements

  • Working proficiency in Microsoft Office, including Excel, Outlook, Word, and Teams.
  • Ability to use Procore for project documentation, financial controls, drawings, punch lists, and closeout.

  • Practical knowledge of project scheduling, milestone planning, and recovery planning.
  • Ability to manage multiple subcontractors, vendors, deadlines, and project priorities.
  • Strong leadership, organization, negotiation, communication, and problem-solving skills.
  • Ability to maintain professionalism, urgency, accountability, and composure in a fast-paced environment.
  • Procore and Bluebeam experience is preferred, but training may be provided.

Preferred Experience

  • Experience as a Project Manager, Assistant Project Manager, or Project Engineer on commercial construction projects.
  • Experience managing projects from preconstruction through closeout.
  • Experience with buyout, contract administration, budgeting, forecasting, pay applications, and change orders.
