Position Summary
MHW Search has partnered with a DFW-based real estate owner and developer with an established presence across mixed-use, retail, multifamily, and office assets. The platform is vertically integrated, managing projects from development through operations, with a focus on well-executed, tenant-driven environments. The firm has transacted and developed over $10 billion historically. We are searching for a Project Manager to support capex construction, tenant coordination, and project administration across an active real estate portfolio. This will not be focused on ground up construction.
The ideal candidate brings strong commercial real estate or retail construction experience, exceptional project coordination skills, and the ability to manage multiple projects simultaneously across an active portfolio.
Responsibilities
- Manage capital improvement and renovation projects from initial scope development through final completion and turnover.
- Develop project scopes, budgets, schedules, procurement strategies, and execution plans in collaboration with internal stakeholders and consultants.
- Coordinate architects, engineers, general contractors, specialty contractors, vendors, and other project partners throughout the project lifecycle.
- Review construction documents, plans, specifications, bids, estimates, and proposed scopes to identify potential cost, schedule, and constructability issues.
- Solicit and evaluate contractor proposals, assist with contractor selection, and oversee contract execution and project mobilization.
- Track project schedules, milestones, deliverables, and critical path items while proactively addressing delays and project risks.
- Conduct regular job-site visits and project meetings to monitor progress, quality, safety, and compliance with approved plans and specifications.
- Manage change orders, owner decisions, contractor requests, and project documentation while maintaining appropriate cost and schedule controls.
- Oversee project closeout, including punch lists, inspections, warranties, as-built documentation, lien releases, and final turnover.
Qualifications
- Bachelor’s degree in Construction Management, Engineering, Architecture, Real Estate, Business, or a related discipline.
- 5+ years of progressively responsible experience in commercial construction, capital projects, real estate development, property improvement, or related project management.
- Demonstrated experience managing multiple capital expenditure or renovation projects from planning through completion.
- Strong understanding of commercial construction processes, including estimating, bidding, contracting, permitting, scheduling, and project closeout.
- Experience reviewing construction drawings, specifications, scopes of work, budgets, and contractor proposals.
- Proven ability to manage project budgets, invoices, change orders, and overall project financial performance.
- Experience coordinating architects, engineers, contractors, consultants, property managers, and other project stakeholders.
- Strong understanding of construction schedules, project documentation, and risk management.
- Experience with retail, mixed-use, office, multifamily, or other commercial real estate environments.
