Project Manager – Residential Construction

Core Built Construction LLC

Job Summary

Core Built Construction LLC is seeking an experienced, organized, and dependable Construction Project Manager to oversee residential construction projects from pre-construction through final completion.

Our projects include custom homes, remodels, additions, site development, and other residential construction projects. The Project Manager will be responsible for keeping projects organized, on schedule, within budget, and moving efficiently while maintaining the quality and customer service standards expected by Core Built.

This position requires strong communication, leadership, construction knowledge, and attention to detail. The ideal candidate is comfortable working both in the office and in the field and can effectively coordinate homeowners, employees, subcontractors, suppliers, inspectors, and other project stakeholders.

Buildertrend is a major part of our day-to-day operations. The Project Manager will be expected to use Buildertrend consistently to manage schedules, budgets, job costing, purchase orders, change orders, daily logs, documentation, and overall project communication.

Responsibilities

  • Manage residential construction projects from pre-construction through final completion and customer turnover.
  • Develop, maintain, and update project schedules in Buildertrend.
  • Monitor project budgets, estimated labor hours, material costs, subcontractor costs, and overall job profitability.
  • Review project estimates and scopes of work to understand budgeted labor, materials, subcontractors, and project expectations before work begins.
  • Coordinate employees, subcontractors, suppliers, deliveries, inspections, and other project activities.
  • Create and maintain clear scopes of work and expectations for field crews and subcontractors.
  • Use Buildertrend to track project schedules, daily logs, time clock information, bills, purchase orders, change orders, selections, job costing, and project documentation.
  • Review Buildertrend regularly to ensure project information is current, accurate, and properly documented.
  • Monitor actual project costs against estimated costs and identify potential budget overruns early.
  • Review employee time and daily logs to ensure labor is being properly allocated to projects and cost codes.
  • Conduct regular jobsite visits to monitor workmanship, safety, cleanliness, productivity, and progress.
  • Read and interpret construction plans, engineering documents, specifications, permits, and inspection requirements.
  • Coordinate required inspections and help ensure work complies with applicable building codes and approved plans.
  • Identify project issues early and develop solutions before they negatively impact the schedule or budget.
  • Communicate project progress, schedule changes, concerns, and upcoming decisions with homeowners.
  • Maintain professional relationships with customers throughout the construction process.
  • Coordinate and communicate effectively with Core Built field crews regarding daily and weekly project expectations.
  • Manage subcontractor scheduling and verify that subcontracted work meets Core Built's quality standards.
  • Coordinate material ordering and deliveries to ensure crews have the materials necessary to complete scheduled work.
  • Review and manage project changes and ensure additional work is properly documented before proceeding when required.
  • Conduct project closeout, punch-list completion, and final walkthroughs.
  • Maintain organized project records, photos, documents, receipts, and communication within Buildertrend.
  • Help improve company processes, scheduling, job costing, and overall project efficiency.

Qualifications & Experience

  • Previous experience in residential construction project management, construction supervision, or a similar leadership role.
  • Strong working knowledge of residential construction from site preparation through finish work.
  • Experience managing remodels, additions, custom homes, or similar residential projects is preferred.
  • Ability to read and understand construction plans, specifications, engineering documents, and scopes of work.
  • Strong understanding of construction scheduling and sequencing.
  • Experience managing project budgets, labor hours, materials, subcontractors, and job costs.
  • Ability to recognize when a project is trending over budget or behind schedule and take corrective action.
  • Strong organizational and time-management skills.
  • Excellent written and verbal communication skills.
  • Ability to professionally communicate with homeowners, employees, subcontractors, suppliers, and inspectors.
  • Comfortable using computers, smartphones, email, spreadsheets, and construction management software.
  • Buildertrend experience is strongly preferred.
  • Applicants without Buildertrend experience must be willing and able to quickly learn the program and use it consistently.
  • Strong problem-solving and decision-making skills.
  • Ability to manage multiple active projects and changing priorities.
  • High attention to detail and commitment to accurate documentation.
  • Valid driver's license and reliable transportation to travel between jobsites as required.

What We're Looking For

Core Built is looking for a Project Manager who takes ownership of their projects. We need someone who doesn't simply react to problems, but plans ahead, communicates early, and works to prevent problems before they affect the customer, schedule, or budget.

The right candidate understands that successful project management requires balancing quality, schedule, budget, communication, and customer satisfaction.

You should be comfortable holding employees and subcontractors accountable while maintaining a professional and respectful work environment. We value someone who can make decisions, solve problems in the field, stay organized, and keep projects moving forward.
