What they need
About Professional Diversified Flooring, Inc. Professional Diversified Flooring was established in 1981 and is a leading provider of commercial flooring solutions. With a workforce exceeding 70 office employees and over 400 field labor, the company specializes in comprehensive flooring services for commercial spaces throughout Los Angeles, Orange County, San Diego, Las Vegas, Phoenix, and surrounding areas. Leveraging proprietary technology and a distinctive project management methodology, Professional Diversified Flooring ensures meticulous attention to detail in every undertaking. Our portfolio encompasses a wide range of projects, from corporate offices to casinos and from healthcare to hospitality, positioning us not merely as flooring specialists, but as strategic partners in design and construction adding maximum value to our clients and their clients.
THE ROLE We are looking for experienced Project Managers to join our rapidly growing teams in the Los Angeles, San Diego, Las Vegas and Phoenix markets.
This position reports to a General Manager, Project Executive or Senior Project Manager depending on the market. You will assist with the management and coordination of construction projects and will ultimately hold an independent portfolio of projects that you manage from your own existing relationships and business development activity.
The Project Manager holds a pivotal role, overseeing every facet of the construction journey — from the initial bidding phase, through meticulous project planning and efficient delivery, culminating in successful project completion. A critical part of this role is financial responsibility : keeping the project budget aligned with proposed costs throughout the lifecycle, and completing our scope on time or early, exceeding our client's needs.
Candidates must have prior experience within the commercial flooring industry managing projects for End Users, General Contractors and working with manufacturer / supply partners. Candidates must be tech savvy, possess excellent written and verbal communication skills, and be highly detail oriented.
What You'll Own Business Development
- Build and grow an independent book of business by leveraging existing client and supplier networks and cultivating new relationships across healthcare, hospitality, corporate tenant improvement, gaming and institutional segments.
- Sell risk mitigation, technical expertise and a flawless process — not just a flooring product. Justify on total cost of ownership.
- Develop architect, designer and owner relationships to influence specifications early.
Bidding Strategy & Margin
- Direct the bid rather than build it — our Bid Specialists and dedicated Estimating team assemble the package, and you set strategy, review it, price it and submit.
- Evaluate win probability, tailor the approach to client priorities and market conditions, and set margin against project size, complexity and risk.
- Conduct scope-gap analysis and sub-bid leveling. Structure value-engineering options that are win-win.
- Negotiate confidently across contract structures, protecting margin without losing the job.
Customer Coordination
- Engage directly and proactively with clients to discuss intricate project details, address specific requirements, and coordinate project schedules to ensure seamless execution and client satisfaction.
- Maintain extreme responsiveness across all channels. Manage disputes constructively and align GC and End User expectations.
Design Document Review & Submittals
- Conduct thorough reviews and evaluations of design documents for accuracy, feasibility and adherence to specifications.
- Coordinate and prepare comprehensive submittal packages for approval — including shop drawings, seaming diagrams, product data, procurement logs and RFIs.
- Catch specification errors, plan conflicts and buried scope before they become claims.
Schedule & Material Management
- Diligently manage project timelines, track progress against milestones, and strategically manage material lead times to prevent delays and ensure timely availability of all resources.
- Own the procurement clock — purchase orders placed on schedule, verified delivery dates, and long-lead items flagged early.
On-Site Supervision & Problem Resolution
- Regularly visit job sites to confirm site conditions, assess progress, and proactively identify and resolve emerging issues.
- Verify site readiness before crews mobilize, so we never pay for a false start.
- Impose control when a jobsite goes sideways — arrive with urgency, de-escalate, solve it, and document it airtight.
Labor Crew Scheduling
- Collaborate closely with labor crews to efficiently schedule installation tasks, optimize workforce allocation, and ensure on-site work proceeds smoothly and according to plan.
- Maintain weekly site presence on active jobs and review daily work logs.
Financial Ownership & Close-Out
- Maintain accurate job costing throughout the project lifecycle. Own the margin from bid to closeout.
- Identify, price and secure approval on every change order — before out-of-scope work is performed.
- Drive complete close-out: final documentation, punch list resolution, 100% billing, and formal handover to the client.
Team Leadership
- Direct and develop the Assistant Project Manager and Bid Specialist support assigned to your portfolio.
- Collaborate seamlessly with Estimating, Purchasing, Field Operations and Billing.
- Coach the next generation of PDF project managers.
WHY PDF IS DIFFERENT FOR A PM PDF uniquely offers comprehensive project management support: dedicated estimating staff, purchasing, billing, administrative support, and a proprietary operating system. You orchestrate and manage your workload with unprecedented efficiency. Overseeing more work leads to increasing earnings , with full project transparency and stage management.
Most flooring contractors ask a PM to do their own takeoffs, chase their own POs and fight their own billing. We don't. That is the entire point of how this company is built — and it is why our top performers carry a portfolio well beyond the market norm and get paid accordingly. Minimum Requirements
- Previous commercial flooring experience in a Project Management capacity.
- A winning / growth mindset and a can-do attitude.
- A bias for action and the temperament to effectively manage complexity in a high-stress industry.
- A bachelor's degree in Construction Management or a related field — OR — a minimum of 5 years of work experience within the construction industry: selling, managing a book of business, and running your own work end to end.
- Mastery of reading construction plans, blueprints, details and specifications.
- Tech savvy and highly proficient in email, written and verbal communication.
- Proven ability to manage multiple projects and activities in a dynamic, fast-paced environment.
- Superior organization and time-management skills.
- Strong interpersonal skills and the ability to work with and manage cross-functional teams at multiple levels.
- Valid driver's license and reliable vehicle for travel to job sites (typically within about 30 miles).
- Must be in office — this is NOT a remote work position. This is due to our highly collaborative championship culture, which cannot be built working from home. Candidates work out of the office with the exception of site visits and relationship development activities.
- Available a minimum of 40 hours per week during prime business hours. Some projects run nights and weekends, so occasional off-hours availability by phone is required when your jobs are active.
- Ability to lift 50 lbs.
What You Gain A career ladder with published criteria Above Project Manager sit Senior Project Manager, Project Executive and General Manager (Market Leader). Every level has documented proficiency targets and promotion criteria — you will know exactly what the next rung requires and how you are tracking against it.
A real training system PDF has built a structured curriculum organized by level, with defined learning objectives, competency testing, recorded trainings, and hands-on mentorship from senior leaders. Even experienced PMs get a defined 30/60/90 day plan with formal check-ins, so the transition into our systems and methodology is fast and clear.
