What they need

PROJECT MANAGER (PM):

Project Managers (PMs) lead projects from contract signing through closeout, overseeing all aspects of project execution, including buyout, budgeting, scheduling, OAC meetings, RFIs, submittals, change orders, subcontractor management, and project financials. They work closely with the Superintendent to ensure projects are executed efficiently, on budget, and to HWA’s standards. Project Managers also serve as the primary point of contact for project owners, architects, interior designers, structural engineers, subcontractors, and the internal team.

If you’re looking for an exciting opportunity to lead high-end residential construction projects in Los Angeles, you may be a great fit for HWA Construction. We’re looking to add an experienced Project Manager to our growing team.

The Company

HWA Construction is a Los Angeles-based builder of custom luxury homes. We are hospitality-driven, commercially disciplined, and residentially focused. We bring the organization, accountability, and execution of commercial construction to every home while treating each client with the care and attention of a five-star hotel.

We collaborate with some of Los Angeles’ most respected architects and designers to deliver exceptional homes through a commitment to service, transparency, and quality. Our clients value the experience as much as the finished product, and we believe that delivering an outstanding client experience starts with a well-organized, thoughtful, and transparent process from the very beginning.

At HWA, we value our team and believe that a strong company culture, clear communication, and individual accountability are essential to delivering exceptional results for our clients.

Company culture is extremely important to us. That starts with taking care of our employees, so that as a company we can give our clients the very best hospitality experience.

Responsibilities

HWA Construction Project Managers lead the project team, working with the Superintendent to manage every area of the construction process.

Day-to-day responsibilities of the PM include:

  • Project Ownership: Lead the full project scope from contract signing through closeout, ensuring project objectives, budgets, schedules, quality expectations, and client commitments are met.
  • Bidding, Estimating, and Buyout: Coordinate subcontractor bidding, review and compare proposals, evaluate scopes of work, negotiate pricing, and manage subcontractor selection and buyout.
  • Budget Management and Cost Forecasting: Develop and maintain project budgets, track committed and actual costs, manage cost forecasts, identify potential overruns, and proactively address financial risks.
  • Project Scheduling: Develop and manage the overall project schedule in coordination with the Superintendent. Track key milestones, monitor progress, identify potential delays, and implement solutions to keep the project on schedule.
  • OAC Meetings and Client Communication: Lead Owner-Architect-Contractor (OAC) meetings, communicate project updates, document key decisions, manage client expectations, and maintain strong relationships with project owners and design teams.
  • Subcontractor Negotiation and Contract Management: Negotiate subcontractor pricing, review scopes and exclusions, prepare and manage contracts, and ensure subcontractor agreements align with project budgets, schedules, and requirements.
  • Change Order Management: Prepare, review, negotiate, and manage change orders, ensuring scope changes, cost impacts, and schedule implications are clearly documented, communicated, and approved.
  • RFI and Submittal Management: Oversee Requests for Information (RFIs), shop drawings, and submittals to ensure questions are resolved, documents are reviewed, and approvals are obtained in a timely manner.
  • Procurement Management: Oversee material selections, purchasing, approvals, lead times, and delivery schedules to ensure materials are procured in alignment with the project schedule and budget.
  • Superintendent Coordination: Work closely with the Superintendent to align project schedules, subcontractor commitments, field conditions, quality expectations, and outstanding construction issues.
  • Risk and Issue Management: Identify potential budget, schedule, contractual, and coordination risks early. Develop solutions and coordinate with the appropriate team members to minimize delays, rework, and unnecessary costs.
  • Project Documentation and Reporting: Maintain accurate project records, including contracts, budgets, forecasts, change orders, meeting minutes, RFIs, submittals, and other key documentation.
  • Closeout Management: Oversee project closeout, including punch list completion, outstanding documentation, subcontractor closeout requirements, and final project financials.
  • Client Experience: Deliver a professional, responsive, and hospitality-driven experience by maintaining clear communication, addressing concerns proactively, and ensuring clients feel informed and supported throughout the construction process.
