Salary: R25,000.00 per month Cost to Company

We are an established yet small and growing Cape Town construction company seeking an experienced, hands-on Construction Project Manager to take responsibility for the successful management and delivery of multiple residential and commercial construction projects.

This is an opportunity for a capable individual who can take ownership of projects from commencement through to completion, ensuring that work is properly planned, costs are controlled, teams are managed and projects are delivered to the required standard and programme.

KEY RESPONSIBILITIES

The successful candidate will be responsible for:

• Managing multiple construction projects simultaneously from start to practical completion.
• Reading and interpreting architectural, structural and construction drawings.
• Planning and coordinating daily site activities and project programmes.
• Managing construction teams, subcontractors, suppliers and casual labour.
• Ensuring work is completed correctly, efficiently and according to programme.
• Monitoring project budgets, costs, materials and labour.
• Obtaining and negotiating competitive pricing from subcontractors and suppliers.
• Keeping accurate records of daily labour, wages, materials and project expenditure.
• Identifying potential delays, cost overruns and construction issues before they become major problems.
• Coordinating specialist trades and ensuring that subcontractors arrive on site when required.
• Conducting regular site inspections and quality-control checks.
• Ensuring projects remain organised, productive and on schedule.
• Providing management with clear and accurate daily and weekly progress reports.
• Communicating effectively with clients, management, subcontractors and suppliers.
• Taking responsibility for resolving day-to-day construction problems and keeping projects moving forward.
• Assisting with project planning, procurement, quotations and construction scheduling where required.
• Ensuring sites are maintained in a professional, safe and organised condition.

MINIMUM REQUIREMENTS

Applicants must have:

• Proven experience as a Construction Project Manager, Site Manager or similar senior construction position.
• A strong practical understanding of building and construction processes.
• The ability to read and understand architectural and construction drawings.
• Experience managing multiple projects and teams simultaneously.
• Experience dealing with subcontractors, suppliers and construction labour.
• Strong cost-control and project-planning abilities.
• Good organisational and administrative skills.
• The ability to negotiate pricing and manage project expenditure.
• Excellent communication and reporting skills.
• The ability to work independently and take responsibility for projects.
• Own reliable vehicle and valid driver's licence.
• Own laptop and mobile phone.
• Must reside in Cape Town.
• Must be available to start immediately.
• Candidates must be able to provide a proven construction track record and suitable references.

THE PERSON WE ARE LOOKING FOR

We are looking for someone who is hands-on, organised, commercially minded and accountable.

This position is not simply an administrative project-management role. The successful candidate must be comfortable being on site, dealing directly with teams and subcontractors, identifying problems and making practical decisions to keep projects progressing.

You must be able to manage your own workload, prioritise competing deadlines and maintain control of several projects without constant supervision.

Reliability, honesty, initiative and attention to detail are essential.

REMUNERATION & GROWTH

Starting package: R25,000.00 per month Cost to Company.

There is significant potential for increased earnings within the first 3–6 months for the right candidate, subject to demonstrated performance, ability to successfully manage projects and increased responsibility within the company.

The intention is to build a long-term working relationship with a Project Manager who can become an integral part of the company's management and project-delivery structure.
