Pivotal Construction is a growing general contractor based in Kirkland, Washington, specializing in ground-up construction and commercial projects. Our team is committed to delivering quality projects through strong collaboration, accountability, and lasting client relationships.

We are seeking an experienced Project Manager to lead complex ground-up construction projects from preconstruction through closeout, with a focus on industrial and self-storage developments. The ideal candidate brings 7+ years of commercial general contractor experience, including restaurant, big-box retail, and industrial projects, with a proven ability to deliver large-scale projects safely, on schedule, within budget, and to high-quality standards. This role will provide leadership across project teams while fostering strong relationships with clients, subcontractors, and trade partners.

Salary Range

$130,000–$155,000 annually, depending on experience

Responsibilities

• Lead all phases of ground-up construction projects, including budgeting, scheduling, procurement, and resource planning.
• Manage industrial, self-storage, restaurant, and big-box retail projects, ensuring compliance with project documents, building codes, and safety standards.
• Develop and maintain detailed project schedules and budgets, proactively identifying risks and implementing mitigation strategies.
• Collaborate closely with owners, architects, engineers, and subcontractors to ensure project goals are achieved.
• Oversee preconstruction efforts, including estimating, value engineering, constructability reviews, and contract negotiations.
• Provide leadership and direction to project teams, including superintendents, project engineers, and support staff.
• Monitor project performance to ensure projects are delivered on schedule, within scope, and on budget.
• Manage project documentation, including RFIs, submittals, change orders, and closeout documentation.
• Foster strong relationships with clients, vendors, and subcontractors to support repeat business and long-term partnerships.
• Identify opportunities for process improvements and implement best practices to improve project efficiency and outcomes.

Qualifications

• Bachelor’s degree in Construction Management, Civil Engineering, or a related field preferred.
• 7+ years of experience working for a commercial general contractor in a Senior Project Manager or similar leadership role.
• Experience in ground-up construction, with a background in industrial, self-storage, restaurant, and big-box retail projects.
• Strong understanding of construction methods, sequencing, and safety regulations.
• Excellent leadership, communication, and organizational skills.
• Proficiency in construction management software such as Procore, Bluebeam, MS Project, and Microsoft Office Suite.
• Ability to manage multiple large-scale projects while maintaining attention to detail.
• Strong problem-solving skills and the ability to make sound decisions in high-pressure environments.

Pay: $130,000.00 - $155,000.00 per year
