Title: PROJECT MANAGER

Reports to: SENIOR PROJECT MANAGER

Annual Salary: $100K to $150K+ DOE

Since 1993, Cornerstone General Contractors, Inc. has fostered a flexible approach to commercial construction based on cooperation, innovation, and accountability. A 100% Alaskan-owned, managed, and staffed company, our team has the experience, relationships, and resources to manage projects of all sizes throughout Alaska.

JOB OVERVIEW

The Project Manager is accountable for the successful delivery of assigned construction projects from preconstruction and startup through final closeout. The Project Manager leads the project team and is responsible for achieving established safety, quality, schedule, financial, contractual, and client expectations.

Working in partnership with the Superintendent, the Project Manager provides overall project leadership, manages project financial and contractual performance, coordinates internal and external stakeholders, identifies and mitigates risk, and ensures the project team has the information, resources, and direction necessary for successful execution.

The Project Manager is expected to exercise independent judgment within established company authority, develop Project Engineers and other assigned team members, maintain strong client and trade-partner relationships, and escalate significant project risks when additional leadership involvement is required

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Lead assigned projects from preconstruction and startup through closeout, establishing clear project objectives, responsibilities, communication expectations, and execution plans.
  • Partner with the Superintendent to maintain alignment between project-management and field operations, including schedule, procurement, logistics, quality, safety, staffing, subcontractor coordination, and resolution of project issues.
  • Own project financial performance, including budget management, cost reporting, forecasting, cost-to-complete analysis, labor and production awareness, invoice and pay-application review, and timely identification of financial risk or opportunity.
  • Manage project contracts and changes by understanding contractual requirements, identifying scope changes, maintaining appropriate documentation, developing and reviewing pricing, securing required approvals, and protecting Cornerstone's contractual and financial interests.
  • Own the project schedule in partnership with the Superintendent, including milestone achievement, procurement requirements, schedule updates, recovery planning, and proactive management of conditions that may affect contractual completion.
  • Lead subcontractor and vendor performance from scope confirmation and procurement through execution and closeout; address performance, coordination, schedule, quality, and commercial issues promptly.
  • Maintain effective project controls and ensure RFIs, submittals, procurement, drawings, specifications, meeting records, changes, cost information, and other critical project documentation support timely decision-making and field execution.
  • Identify, evaluate, mitigate, and escalate project risks involving cost, schedule, contracts, safety, quality, constructability, compliance, client relationships, or company reputation.
  • Serve as Cornerstone's primary project-management contact for clients, architects, engineers, subcontractors, and other stakeholders; maintain professional communication, manage expectations, resolve issues, and protect long-term relationships.
  • Provide direction, coaching, feedback, and appropriate delegation to Project Engineers and other assigned project-team members; establish accountability and support their continued development.
  • Lead project meetings and decision-making within assigned authority and ensure commitments, action items, open issues, and required decisions are documented and driven to resolution.
  • Own project closeout, including financial and contractual completion, punch-list resolution, turnover documentation, warranties, O&M manuals, as-builts, final changes, outstanding commitments, and lessons learned

DEVELOPMENT AND PROGRESSION

The Project Manager role develops the leadership, financial, contractual, operational, and business capabilities required to successfully manage increasingly complex projects and project teams. Progression is based on sustained project performance, increasing complexity and scope of responsibility, leadership effectiveness, and demonstrated capability rather than tenure alone. Specific performance and development expectations are established through the Role Performance Agreement (RPA).

QUALIFICATIONS

Required

  • High school diploma or equivalent.
  • Demonstrated experience managing commercial construction projects or significant project scopes with responsibility for cost, schedule, contracts, subcontractor coordination, and project execution.
  • Demonstrated understanding of construction contracts, drawings, specifications, RFIs, submittals, procurement, change management, scheduling, cost control, forecasting, and project closeout.
  • Demonstrated ability to lead project teams and coordinate effectively with field leadership, subcontractors, clients, architects, engineers, and other stakeholders.
  • Ability to analyze project financial and schedule information, identify risk, make sound project decisions within assigned authority, and escalate significant issues appropriately.
  • Ability to communicate professionally and effectively in written and verbal form, including project meetings, contractual correspondence, negotiations, and issue resolution.
  • Proficiency with or ability to effectively use construction-management, scheduling, document-control, and standard business technology.
  • Ability and willingness to work in both office and active construction-site environments and travel to assigned project locations.
  • Ability to meet company and project-specific employment and site-access requirements

Preferred

  • Bachelor's degree in Construction Management, Civil Engineering, Engineering, or a related field.
  • 5+ years of progressively responsible commercial construction experience.
  • 3+ years of project-management or comparable project-leadership experience.
  • Experience independently managing vertical commercial construction projects from startup through closeout.
  • Experience managing project financials, forecasting, contracts, changes, schedules, subcontractors, and client relationships.
