Job Summary:

The Project Manager will be responsible for end-to-end execution of real estate development projects (residential/commercial), ensuring timely delivery within approved budgets while maintaining quality, safety, and regulatory compliance. The role requires strong coordination between design, procurement, contracts, site execution, sales, and external stakeholders.

Key Responsibilities:

1. Project Planning & Feasibility

• Participate in project feasibility studies and budgeting.
• Review drawings, BOQs, and specifications before execution.
• Prepare detailed project schedules (MS Project/Primavera).
• Define execution strategy and resource planning.

2. Design & Consultant Coordination

• Coordinate with architects, structural consultants, MEP consultants, and landscape designers.
• Review and finalize drawings before site execution.
• Ensure design compliance with local building by-laws and RERA regulations.
• Manage design revisions and value engineering initiatives.

3. Budgeting & Cost Control

• Prepare and monitor project budgets.
• Track cost vs. budget and control overruns.
• Approve contractor bills and monitor cash flow.
• Manage variations and change orders.

4. Contracts & Procurement

• Finalize scope of work and technical specifications.
• Participate in contractor/vendor selection.
• Negotiate contracts and monitor performance.
• Ensure timely procurement of materials and long-lead items.

5. Site Execution & Monitoring

• Oversee day-to-day site activities.
• Ensure work execution as per drawings and quality standards.
• Monitor construction milestones and productivity.
• Conduct weekly review meetings with site teams and contractors.

6. Quality & Safety Management

• Implement QA/QC procedures.
• Ensure compliance with safety standards and statutory norms.
• Conduct periodic quality audits and safety inspections.

7. Regulatory & Liaison

• Coordinate with government authorities for approvals.
• Ensure compliance with statutory requirements.
• Support documentation related to RERA and completion certificates.

8. Sales & Handover Coordination

• Coordinate with the sales team regarding construction progress updates.
• Ensure timely sample flat readiness.
• Oversee snagging, final finishing, and project handover.
• Address customer complaints during handover.

9. Reporting

• Submit weekly/monthly progress reports to management.
• Track key performance indicators (time, cost, quality).
• Maintain comprehensive project documentation.

Qualifications:

• Bachelor’s Degree in Civil Engineering (Mandatory).
• Postgraduate qualification in Construction Management (Preferred).
• 12–20 years of experience in residential real estate projects.
• Experience in Villas, high-rise/mid-rise residential projects preferred.
