PROJECT MANAGER / PRE-CONSTRUCTION CONSULTANT – REAL ESTATE DEVELOPMENT

About the role

Tana Villas is a boutique resort-style residential development located in Dauis, Bohol, comprising 20 private pool villas (16 two-bedroom and 4 three-bedroom villas) with internal roads, drainage, utilities, landscaping, service areas and common infrastructure. The project is currently in the pre-construction and site development stage. You will work directly with the owners on a part-time consultancy basis during this stage, with the intention to transition into a full-time Project Manager once construction begins.

Key Responsibilities

• Review architectural, structural, MEP and site development plans and identify constructability issues before construction begins
• Review plans with particular attention to cost, durability, maintenance and suitability for Bohol's tropical environment
• Advise management on the correct sequence of project development and assist in preparing a realistic master project schedule
• Assist in determining construction phasing for the development and review site preparation, cut-and-fill, grading, drainage and access requirements
• Advise on internal roads, utilities and site infrastructure and assist in developing the construction strategy for the 20 villas
• Coordinate technical concerns with architects, engineers and other consultants
• Assist management in identifying missing drawings, specifications or engineering information required before tender/construction
• Identify and recommend qualified contractors suitable for a boutique villa/resort development in Bohol and assist in contractor prequalification
• Assist in preparing tender requirements and scopes of work, review contractor quotations and BOQs, and compare quotations on an equivalent scope basis
• Evaluate contractor capability, manpower, equipment, financial capacity and previous projects; participate in contractor interviews and negotiations; and recommend suitable contractors to management

About you

• Licensed Civil Engineer, Architect or other relevant construction professional
• Minimum 8–10 years of relevant construction/project management experience
• Proven experience managing residential, villa, resort, hotel or similar developments
• Experience in site development and horizontal works, including grading, drainage, roads and utilities
• Strong understanding of structural, architectural and MEP coordination
• Strong knowledge of Philippine construction practices, permits and contractor management
• Experience reviewing BOQs, contractor quotations, progress billings and variation orders
• Experience managing multiple structures or units simultaneously
• Ability to read and critically review architectural and engineering drawings
• Experience working on projects outside Metro Manila is highly desirable; Bohol or Cebu construction experience is a major advantage
