ABOUT MALABAR HILL CAPITAL
We are a fast-growing commercial retail development firm specializing in ground-up retail centers and commercial projects. We are seeking an organized, process-driven Project manager to oversee our pre-development logistics - taking projects from site acquisition/closing through civil and architectural plan approvals, municipal permitting, - while providing operational support across active asset management. At Malabar Hill Capital, we value ownership, clear communication, and collaboration, with a hands-on team that values execution.
THE ROLE
This position works directly alongside our Managing Partner of Development, serving as the primary operational engine during the critical "in-between" window after land closing and before construction begins. Additionally, the role provides administrative and operational cross-support to the Property Manager, ensuring seamless transitions from pre-development into active property operations and ongoing asset management.
Your primary focus is driving permit approvals, coordinating design consultant deliverables, managing due diligence logistics, and supporting asset operations to keep projects moving on schedule.

- Utility & Infrastructure Readiness: Interface directly with local utility providers (water, sewer, electric, gas, telecom) to secure service capacity, review easement clearances, and coordinate site connection approvals prior to groundbreaking. Setting up accounts and getting design approvals for project.
- Pre-Construction Logistics & Pricing: Coordinate bidding with general contractors and vendors, clarify project scopes, and evaluate bids for completeness and competitive pricing. Work with leadership to identify value engineering opportunities that reduce costs while maintaining project quality and requirements.
2. Operational Support & Closeout (Assisting Property Manager)
- Property Operations Onboarding: Assist the Property Manager with operational onboarding, vendor insurance compliance (COIs), utility account transitions, and vendor service contract setups as new centers near completion.
- Closeout & Warranty Archiving: Collect GC closeout binders, operation manuals, equipment warranties, and civil/architectural as-built drawings into a permanent digital library upon construction completion.
