What they need
Jamison Properties is seeking a motivated and experienced Project Manager to join our dynamic and growing development team. As a leading multifamily and mixed-use real estate developer, Jamison Properties specializes in both ground-up construction and adaptive reuse developments throughout Los Angeles. Our diverse portfolio includes market-rate, mixed-income, and 100% affordable housing projects, offering the opportunity to work on a wide range of impactful developments that help shape communities across the region.
This role combines office-based project management with regular on-site construction visits, representing the owner/developer throughout the development process. The ideal candidate is highly organized, detail-oriented, and possesses exceptional written and verbal communication skills, with the ability to effectively collaborate with consultants, contractors, public agencies, and internal stakeholders.
The Project Manager will play a key role in the successful execution of assigned projects, assisting with all phases of the development lifecycle—from acquisition and due diligence through pre-development, design, entitlements, pre-construction, construction, project closeout, and transition to operations. Working closely with senior leadership, the Project Manager will help ensure projects are delivered on schedule, within budget, and in accordance with the company's quality standards and strategic objectives.
KEY RESPONSIBILITIES:
- Coordinate with internal departments, project stakeholders, consultants, contractors, and vendors to successfully execute multifamily and mixed-use development projects from acquisition through project completion.
- Assist in managing all phases of the development process, including due diligence, pre-development, design, entitlements, permitting, pre-construction, construction, project closeout, and transition to operations.
- Develop, maintain, and monitor project schedules, ensuring key milestones, design deliverables, procurement activities, permitting requirements, material lead times, subcontractor coordination, and construction sequencing remain on track.
- Monitor project budgets, schedules, and quality standards throughout the project lifecycle, identifying potential risks and recommending solutions to maintain project objectives.
- Provide timely and accurate project status updates to senior leadership and internal stakeholders, proactively communicating schedule impacts, budget considerations, risks, and recommended corrective actions.
- Coordinate with architects, engineers, contractors, governmental agencies, and utility providers to facilitate project approvals, resolve design and construction issues, and maintain project momentum.
- Assist in managing the entitlement and permitting process, tracking agency approvals and ensuring compliance with project schedules and company objectives.
- Support the subcontractor buyout process by reviewing bid packages, leveling sheets, scope proposals, and inclusions/exclusions to ensure complete and competitive contract awards.
- Review, evaluate, and manage change order requests by verifying entitlement, performing quantity takeoffs, validating labor and material pricing, and preparing recommendations for approval or assisting with negotiations.
- Review construction documents, including drawings, specifications, RFIs, submittals, ASIs, and supplemental instructions, to ensure coordination between disciplines and compliance with owner standards and project requirements.
- Conduct regular jobsite visits to monitor construction progress, verify percent completion, evaluate workmanship and quality, identify potential issues, and confirm work is performed in general conformance with contract documents.
- Collaborate with construction managers and field teams to resolve project challenges, minimize delays, and support successful project delivery.
- Assist in tracking project costs, contracts, invoices, pay applications, contingency expenditures, and budget forecasts throughout the construction process.
- Maintain organized project documentation, meeting minutes, correspondence, contracts, permits, and reports to support effective project administration and recordkeeping.
- Demonstrate a working knowledge of construction methods, scheduling, contracts, budgeting, shop drawings, procurement, construction sequencing, and project controls to support informed decision-making throughout the development process.
QUALIFICATIONS:
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, Real Estate Development, or a related field preferred.
- Minimum of 3–5 years of experience in commercial, multifamily, mixed-use, or large-scale residential construction and/or real estate development.
- Experience supporting projects through multiple phases of the development lifecycle, including pre-development, permitting, pre-construction, construction, and project closeout, is preferred.
- Strong understanding of construction documents, including architectural and engineering drawings, specifications, contracts, and project manuals.
- Demonstrated experience reviewing and evaluating change orders, including scope validation, quantity takeoffs, labor and material pricing, and contract compliance.
- Working knowledge of construction scheduling, budgeting, procurement, project controls, and construction sequencing.
- Ability to read, interpret, and analyze construction drawings, consultant documents, contracts, and technical specifications.
- Excellent written and verbal communication skills, with the ability to effectively communicate with executives, consultants, contractors, public agencies, and internal stakeholders.
- Strong organizational and time management skills with the ability to manage multiple projects, prioritize competing deadlines, and maintain attention to detail in a fast-paced environment.
- Proven analytical, critical thinking, and problem-solving skills, with the ability to identify project risks and develop practical solutions.
- Self-motivated, proactive, and capable of working independently while collaborating effectively within a multidisciplinary team.
- Proficiency with Microsoft Office Suite, including Excel, Word, Outlook, and Project (or equivalent scheduling software); experience with construction management software such as Procore, Bluebeam, or Autodesk Construction Cloud is a plus.
- Experience with multifamily, mixed-use, adaptive reuse, affordable housing, or urban infill development projects is highly desirable.
