The Project Manager will oversee multiple retail construction projects from preconstruction through closeout, managing budgets, schedules, subcontractors, and client relationships. The ideal candidate will have experience delivering retail construction projects, including remodels, renovations, tenant improvements, or ground-up developments, within fast-paced environments.

Role and Responsibilities

  • Manage retail construction projects from initial planning and preconstruction through execution, turnover, and closeout.
  • Oversee multiple concurrent projects, coordinating schedules, budgets, procurement, and subcontractor performance.
  • Work closely with Superintendents and field teams to ensure projects remain on schedule, within budget, and aligned with client expectations.
  • Manage subcontractor bidding, scope reviews, contract negotiations, buyout, and procurement of long-lead materials.
  • Develop and maintain project budgets, cost forecasts, change orders, and financial reporting.
  • Coordinate with owners, architects, engineers, vendors, and subcontractors to resolve design issues and construction conflicts.
  • Manage RFIs, submittals, project documentation, and contract administration.
  • Oversee construction activities in occupied retail environments, coordinating phased work to minimize disruptions to store operations.
  • Conduct regular project meetings, monitor progress, and proactively address schedule delays, cost impacts, and quality concerns.
  • Support final inspections, punch lists, owner turnover, and project closeout.

Projects & Scope

  • Big-box retail construction and renovations.
  • Grocery stores, department stores, and national retail chains.
  • Retail tenant improvements, remodels, and refresh programs.
  • Ground-up retail construction and buildouts.
  • Multi-location retail rollout programs.
  • Fast-track projects within occupied and operational retail environments.
  • Interior demolition, architectural finishes, fixture installations, storefront improvements, and MEP modifications.

Qualifications and Experience

  • 5+ years of commercial construction experience, including at least 3 years in a Project Manager capacity.
  • Experience managing retail construction projects, including ground-up construction, renovations, remodels, or tenant improvements.
  • Demonstrated ability to manage multiple projects simultaneously, including budgets, schedules, subcontractors, and client coordination.
  • Strong understanding of construction contracts, subcontractor buyout, cost management, change orders, and project closeout.
  • Experience coordinating with field Superintendents and managing construction schedules across multiple locations.
  • Ability to work locally from the Indianapolis area and travel to project sites as needed.
  • Experience managing projects in occupied retail environments with accelerated schedules.
  • Proficiency with Procore, Bluebeam, Microsoft Project, or comparable construction management software preferred.
  • Bachelor's degree in Construction Management, Engineering, or a related field preferred.
