Project Manager / Site Superintendent

Atlanta HOA Services is hiring a Project Manager / Site Superintendent (one combined role) to oversee contractor work at homeowners’ association communities across Metro Atlanta. You will schedule vendors, walk properties, inspect completed work (roofing, painting, concrete, landscaping, fencing, drainage, general repairs), provide on-site vendor oversight as the site superintendent, and report to HOA boards. You’ll be trained one-on-one by our Director and take over communities as you’re ready.

This is an in-person, full-time field position (40 hours per week). Expect to be out at properties most of the day.

Location: Our home office is in Dunwoody, GA. Your first meeting will be at Panera, 1625 Mt Vernon Rd. Fresh grads and college students welcome.

Responsibilities

• Inspect contractor work at HOA communities before, during and after jobs; reject and get redone anything that isn’t to standard

• Provide on-site vendor oversight as site superintendent: be present at properties while work is under way and confirm crews follow scope and safety expectations

• Schedule and coordinate vendors (landscapers, painters, roofers, concrete, handymen); confirm crews show up and jobs finish

• Walk properties, photograph conditions, and document issues

• Write clear, professional updates to vendors and HOA boards by email and text

• Collect bids, help scope repair projects, and track job progress

• Keep job records, photos and vendor communication organized

Requirements

• Hands-on experience in construction or a trade: landscaping, painting, roofing, electrical, plumbing, carpentry, drywall, concrete, handyman/maintenance, or general construction labor. Relevant training or certifications (NCCER, trade school, apprenticeship) are a plus

• Able to judge the quality of trade work and tell a crew when it’s not acceptable

• Clear written and spoken English; daily written communication with boards and vendors

• Valid driver’s license and your own reliable vehicle (required; daily site visits)

• In-person role: field work at properties across Metro Atlanta plus our Dunwoody home office; not remote

• Available full-time, 40 hours per week, weekdays

Preferred

• Experience as a crew lead, foreman, supervisor, or coordinating jobs

• Property inspection, property maintenance, or facilities experience

• Spanish is helpful but not required

Pay: $15.00 - $25.00 per hour
