Our Flathead Valley division specializes in ultra-luxury custom residences, typically ranging from $5 million to $15 million**+**, featuring distinctive architecture, sophisticated finishes, complex construction details, and exceptional craftsmanship.
We are committed to delivering one-of-a-kind residences that complement Montana's remarkable natural surroundings while maintaining the highest standards of construction quality, client service, and professionalism.
Position Overview
STOCK Custom Homes is seeking an experienced Project Manager / Estimator to join our team in the Flathead Valley. Our projects range in location between Whitefish and Lakeside, MT.
This position offers the opportunity to manage the preconstruction, estimating, procurement, and construction management processes for extraordinary custom residences within premier luxury residential communities in Northwest Montana.
The ideal candidate will have extensive experience in high-end custom residential construction, with a proven ability to develop accurate project budgets, coordinate complex architectural and design requirements, manage subcontractor bidding and procurement, and oversee project execution from initial planning through final completion.
Unlike traditional production homebuilding, our projects involve unique architectural designs, sophisticated building systems, premium materials, specialty subcontractors, and a high level of coordination between owners, architects, engineers, and interior designers.
We are seeking a detail-oriented construction professional who combines strong technical knowledge with financial management capabilities, excellent communication skills, and a passion for delivering exceptional custom homes.
Key Responsibilities
Preconstruction & Estimating
- Lead preconstruction activities, including conceptual budgeting, detailed cost estimating, bid preparation, and project feasibility evaluations.
- Review and interpret architectural, structural, civil, mechanical, electrical, plumbing, and interior design documents to develop comprehensive project estimates.
- Prepare detailed quantity takeoffs, subcontractor bid packages, scopes of work, and project budgets.
- Solicit, evaluate, and level subcontractor and supplier proposals to ensure complete scope coverage, competitive pricing, and alignment with project specifications.
- Identify scope gaps, discrepancies, design conflicts, and potential construction challenges during the estimating and preconstruction process.
- Collaborate with architects, interior designers, engineers, and consultants to evaluate constructability, material selections, and potential cost implications.
- Provide value engineering recommendations and alternative construction solutions without compromising architectural intent, quality, or design integrity.
- Maintain accurate cost databases and historical pricing information to support future estimating and budgeting efforts.
- Assist in developing preliminary project schedules, procurement timelines, and construction strategies.
Project Management & Execution
- Manage assigned custom home projects from preconstruction and initial budgeting through construction, closeout, and final homeowner turnover.
- Establish and maintain project budgets, cost projections, procurement schedules, and overall project milestones.
- Work closely with field superintendents to coordinate construction activities, subcontractor performance, material deliveries, and project scheduling.
- Monitor construction progress to ensure compliance with approved plans, project specifications, schedules, budgets, and company quality standards.
- Proactively identify and resolve construction challenges, design coordination issues, and procurement conflicts before they impact project performance.
- Coordinate with architects, engineers, interior designers, and specialty consultants to ensure timely resolution of RFIs, design clarifications, and field conditions.
- Manage project documentation, including submittals, RFIs, construction revisions, purchase orders, subcontract agreements, and change orders.
- Participate in regular project meetings with internal teams, design professionals, subcontractors, and homeowners.
Financial Management & Procurement
- Maintain complete financial oversight of assigned projects, including original budgets, committed costs, change orders, allowances, and projected final costs.
- Prepare and manage subcontractor agreements, purchase orders, material procurement, and project-related expenditures.

- Identify potential budget variances and implement proactive strategies to maintain financial performance.
- Prepare and track owner change orders, ensuring proper documentation, pricing, approval, and communication before work proceeds.
- Coordinate procurement of specialty materials, custom fabricated components, and long-lead items to minimize scheduling impacts.
- Monitor project costs and provide regular financial reporting and budget updates to company leadership.
- Maintain accurate project records and financial documentation through company construction management software.
Quality Control & Design Coordination
- Work collaboratively with superintendents to maintain exceptional construction quality and craftsmanship throughout all phases of construction.
- Review construction documents for coordination between architectural details, structural systems, mechanical installations, and interior finishes.
- Assist in resolving complex field conditions and design challenges while maintaining the architect's and homeowner's intended vision.
- Coordinate specialty subcontractors, manufacturers, and vendors responsible for high-end finishes and custom installations.
- Support quality-control inspections, punch-list management, project closeout, and warranty coordination.
- Ensure project execution reflects STOCK Custom Homes' commitment to architectural excellence and attention to detail.
Client Communication & Relationship Management
- Serve as a primary point of contact for homeowners and design teams throughout the preconstruction and construction process.
- Establish and maintain professional relationships with clients, architects, designers, consultants, and trade partners.
- Provide clear, timely communication regarding project budgets, schedules, selections, changes, and construction progress.
- Lead or participate in regular owner and design-team meetings to review project status, outstanding decisions, and upcoming milestones.
