Property Admin/ Operation Associate Manager - Cebu City

About the Role

Ayala Land Malls Inc. is looking for a Property Admin/ Operations Associate Manager to oversee the day-to-day execution of soft facility operations across our mall properties. You will lead third-party service providers, ensure strict adherence to health, safety, and hygiene standards, and drive operational efficiency to maintain a premier retail environment.

What You’ll Do

• Vendor & Service Management: Oversee contractors for housekeeping, hygiene, waste management, pest control, and landscaping, holding them accountable to monthly SLA and KPI targets.
• Quality Control & Inspections: Perform daily walkthroughs of concourses, restrooms, parking, and back-of-house areas using BICS standards to maintain a 98%+ Mystery Shopper rating.
• Safety & Emergency Response: Lead safety audits, approve work permits, and act as the first point of contact for operational incidents, bad weather recovery, or facility emergencies.
• Budgeting & Scope Preparation: Drive cost-saving initiatives under fixed budgets, write Scopes of Work (SOW), and evaluate vendor tenders for technical upgrades.
• Helpdesk & Sustainability: Manage the facility helpdesk for quick merchant resolution and track sustainability metrics for waste and utility management.

What We’re Looking For

• Education: Bachelor’s Degree in Management, Engineering, or a business/technical field.
• Experience: 2+ years of experience in Mall Operations or Property Management focused on soft services.
• Certifications: BICS certification is a plus.
• Competencies: Strong background in vendor management, HSE compliance, operational budget control, and MS Office applications.
