Property Compliance Accountant

Jennie Joiner with The Forum Group PNW is partnering with a well-established Eugene organization to recruit a Property & Compliance Accountant for its corporate accounting team. This is a newly created role for an experienced accountant who enjoys variety and wants to grow beyond traditional general ledger work. The focus is real estate and property accounting. We're especially interested in accountants with hands-on lease accounting experience, followed by property tax and fixed assets. You don't need to have done everything listed below. The right mix of experience, attention to detail, and willingness to learn matters more than checking every box.

Top Priorities

1. Lease accounting: maintain lease schedules and records, process rent payments, and handle CAM charges and annual reconciliations.
2. Property tax: prepare and review personal and real property tax filings, plus related federal, state, and local schedules.
3. Fixed assets: maintain fixed asset records and complete monthly fixed asset accounting.

What You'll Do

Real Estate & Lease Accounting

• Manage the accounting and administration of real estate and property leases.
• Maintain lease information, schedules, and supporting documentation.
• Support ASC 842 lease accounting and compliance.
• Process rent payments, CAM charges, and annual CAM reconciliations.
• Account for property-related expenses, repairs and maintenance, and capital projects.

Property Tax & Compliance

• Prepare and review personal and real property tax filings.
• Prepare federal, state, and local tax schedules, returns, and other filings as assigned.
• Apply for, renew, and track business licenses and permits.
• Complete recurring regulatory and compliance filings accurately and on time.
• Support compliance for existing operations and new locations.

Fixed Assets & General Accounting

• Maintain fixed asset records and complete monthly fixed asset accounting.
• Participate in month-end and year-end close.
• Prepare journal entries and account reconciliations.
• Assist with financial reporting, variance analysis, and the annual audit.
• Partner with the accounting team on projects and process improvements.

What We're Looking For

• About 3 to 5 years of accounting experience.
• Hands-on lease accounting experience, ideally from property management, commercial real estate, or real estate accounting.
• Property tax experience is a big plus. Tax compliance or regulatory compliance backgrounds are also welcome.
• Fixed asset accounting experience.
• Strong fundamentals: journal entries, reconciliations, and financial reporting.
• ERP system experience and intermediate Excel skills.
• Strong attention to detail with filings, schedules, and leases.
• Organized, able to juggle recurring deadlines, and eager to take ownership.

A degree is not required for candidates with the right combination of experience and skills.
