Property Engineer

MAIN PURPOSE OF THE JOB

• Responsible for overseeing the daily operations, maintenance, and administration of the properties/assets managed by the department.
• Ensure the properties/assets are well-maintained, financially sustainable, and provide excellent tenant or homeowner satisfaction.
• Review, preparation, endorsement and releasing of statements of accounts for management of managed properties/assets and processing of payables.
• Ensure properties/assets comply with local building codes, safety regulations, and environmental policies.

DUTIES & RESPONSIBILITIES

• Ensure proper maintenance and repairs of facilities, utilities, and common areas. Conduct regular inspections to uphold property quality and safety standards.
• Implement building rules and regulations, safety and security measures to protect property assets and occupants. Assist the Operations Manager - Property in risk assessments and disaster preparedness planning.
• Ensure that preventive maintenance program, operation schedules of property assets are carried out in line with the energy and efficiency program. Monitors activities and keeps records of preventive maintenance programs conducted by vendors responsible for the upkeep of all equipment.
• Assist the Operations Manager - Property in budget planning for property maintenance and operations.
• Coordinate with vendors, contractors, and service providers for repairs and improvements.
• Review equipment history card where all parts replacement, preventive maintenance program, life cycle cost analysis are recorded.
• Checking, handling and custody of the operational funds of the managed properties/assets.
• Serve as the primary point of contact for tenants and unit owners to handle inquiries, complaints, and service requests efficiently.
• To inspect, as deemed necessary, tenancy fit-out works and check physical occupation by the tenants
• Production and implementation of all emergency procedures at the property including over viewing, evacuation and fire and earthquake drills and assisting in implementation of Occupational Safety and Health Standards at the property.
• Implement measures for any emergency situations such as but not limited to power and water interruption, to ensure continuous business operations.
• Act as Pollution Control Officer of the property and follows duties and responsibilities of the PCO in compliance with DAO 2016-02 for the new development of the company prior to its full operations.
• Perform other related duties and tasks as assigned by the Immediate Superior.
