About the role

TWIN CARDINAL REALTY CORPORATION is seeking an experienced Property Engineer to join our dynamic team in Las Piñas City, Metro Manila. This is a full-time position that plays a crucial role in the development, maintenance and optimisation of our retail and property development projects. As a Property Engineer, you will be responsible for ensuring the technical integrity and operational efficiency of our properties, contributing directly to the success of our construction and development initiatives. This role bridges the gap between design specifications and practical implementation, making it essential to our company's commitment to delivering high-quality property solutions.

Key responsibilities

• Building Maintenance & Operations: Direct day-to-day facility maintenance and inspect mechanical, electrical, and plumbing (MEP) systems to maintain peak operational efficiency.
• Preventive Maintenance: Conduct routine checks and equipment audits to prevent unexpected breakdowns and optimize facility energy consumption.
• Repair & Contractor Management: Respond to emergency maintenance requests, schedule routine repairs, and supervise third-party contractors and service vendors.
• Safety & Regulatory Compliance: Ensure full compliance with local building codes, health regulations, and structural safety standards.
• Turnovers & Project Upgrades: Perform unit turnover inspections, review construction plans, and manage property renovation or improvement projects.
• Tenant & Stakeholder Relations: Address facility-related tenant concerns promptly and provide clear status updates to property management and owners.

What we're looking for

• Bachelor's degree in Civil Engineering
• Professional Engineer (PE) license is a MUST
• Minimum 4-5 years of experience in property engineering, construction management or real estate development
• Strong knowledge of building codes, safety regulations and construction standards applicable in the Philippines
• Proficiency in CAD software and property management systems
• Excellent understanding of retail and commercial property development processes
• Strong analytical and problem-solving capabilities with attention to detail
• Excellent communication and interpersonal skills with the ability to work effectively across multidisciplinary teams
• Experience with project management and the ability to manage multiple priorities simultaneously
• Physical capability to conduct site inspections and assessments as required
• Preferred experience in retail property development or shopping centre management
