Property General Manager - Parklinks, Pasig

The General Manager (GM) oversees daily operations and drives strategic initiatives to enhance the overall performance of assigned retail spaces. Responsible for establishing and maintaining strong relationships with tenants, ensuring exceptional customer experiences, and maximizing profitability while aligning with Ayala Malls business objectives.

Key Responsibilities

• Strategic Leadership & Operations:

  • Formulate, plan, monitor, and evaluate top-line objectives and strategic initiatives for the assigned mall.
  • Lead day-to-day operations to ensure processes are efficient, effective, and compliant with company policies and regulatory requirements.
  • Conduct daily coordination meetings and regular mall inspections to ensure merchant, customer, and operational compliance.
  • Manage emergency incidents, health & safety risks, and media handling effectively.

• Financial Management & Tenant Relations:

  • Prepare and manage annual budgets, financial forecasting, and cost-saving/sustainability initiatives.
  • Monitor merchant sales performance/turnover, conduct annual merchant reviews, and recommend optimal tenant/merchant mix in collaboration with Leasing.
  • Ensure timely collection of payments (rents, charges) and approval of operational payables.
  • Handle merchant orientation, conflict/dispute resolutions, and maintain strong overall tenant satisfaction.

• Marketing & Customer Experience:

  • Partner with marketing teams to plan and execute campaigns, promotional events, and community activations to drive foot traffic.
  • Enhance the customer experience through feedback mechanisms, upgraded amenities, and elevated service standards.

• Compliance, Risk & Team Leadership:

  • Ensure full compliance with local regulations, mandatory permits, licenses, and safety standards without penalties.
  • Recruit, onboard, train, and mentor staff through performance management, goal setting, and career development planning.
  • Act as a key liaison between Executive Management, government entities, merchants, and customers.

Key Outcomes & Metrics

• Operational Efficiency: Optimize mall workflows, reduce operational costs, and maintain 100% regulatory compliance.
• Financial Performance: Increase overall revenue, maximize target profit margins, and maintain high occupancy rates.
• Tenant & Customer Engagement: Improve tenant retention, increase customer foot traffic, and maintain high satisfaction scores.

Qualifications & Requirements

• Education: Bachelor’s degree in Business Administration, Retail Management, Engineering, or a related business/technical field.

• Experience: Minimum of 9 years of extensive experience in retail management and mall operations, with a proven track record in leadership roles. Experience managing multi-functional teams and large retail/commercial properties is required.
