PROPERTY MAINTENANCE LEAD

Sea Cliff Villas / Watergate Villas West is seeking a reliable, experienced, and hands-on Property Maintenance Lead to oversee the day-to-day maintenance and physical condition of our condominium property.

This is an active, outdoor position for someone who takes pride in their work, has strong maintenance skills, and can work independently while communicating effectively with residents, management, vendors, and Board members.

POSITION DETAILS

Pay: $17.00–$35.00 per hour
Schedule: 35–40 hours per week
Availability: Weekends and emergency availability as needed
Position Type: Hourly, Full-Time

KEY RESPONSIBILITIES

• Oversee the daily maintenance and upkeep of the property, common areas, and facilities
• Conduct routine property inspections and promptly address maintenance and safety concerns
• Perform hands-on repairs and maintenance, including basic carpentry, plumbing, and electrical work that does not require a license
• Coordinate and participate in maintenance, repair, and improvement projects
• Coordinate with outside contractors and oversee maintenance projects
• Monitor property infrastructure and systems, including freshwater systems, lift stations, exterior lighting, walkways, and other facilities
• Maintain accurate maintenance records and project logs
• Communicate professionally with residents, Board members, vendors, and management
• Assist with emergency preparedness and respond to maintenance emergencies as needed
• Help ensure the property remains safe, clean, functional, and well-maintained

REQUIRED QUALIFICATIONS

• Prior property maintenance, facilities maintenance, construction, or related hands-on maintenance experience
• Valid driver's license
• Working knowledge of carpentry, plumbing, and electrical repairs
• Understanding of building construction and general building systems
• Familiarity with generators, water systems, wastewater/lift stations, and pool systems is a plus
• Ability to read and interpret construction plans
• Strong communication, organization, and problem-solving skills
• Ability to manage multiple tasks and priorities
• Ability to work independently and take initiative
• Professional appearance and demeanor

PHYSICAL REQUIREMENTS

This is a hands-on outdoor position. The Property Maintenance Lead must be able to walk the property throughout the workday, including hills and stairs, and work outdoors in the sun for extended periods.

The position requires the ability to bend, kneel, stoop, crouch, climb ladders, use tools and equipment, and lift and carry tools and equipment as needed.
