Property Maintenance Technician

Location: Cimarron Court, Kearney, NE

Pay Range: $18.00 per hour

Join Our Mission-Driven Team Are you dependable, hands-on, and service-oriented with experience in property maintenance? RHF is seeking a Property Maintenance Technician at Cimarron Court , a 26-unit older adult residential community in Kearney, NE .

This position is responsible for maintaining the physical aspects of the buildings, handling general apartment maintenance, and overseeing the upkeep of the grounds. You will participate in the apartment turn-key process, service requests, and preventative maintenance programs. What You'll Do As our Property Maintenance Technician , you will support the daily maintenance and upkeep of the community by:

• Building and Property Maintenance: Maintain the interior and exterior appearance of the buildings and property by performing daily janitorial duties in common areas, including lobbies, stairwells, walkways, hallways, windows, banisters, bathrooms, and communal rooms.
• Unit Turnovers: Complete unit turnovers within 3 days of move-out, as necessary.
• Painting and Preventative Maintenance: Perform painting duties and execute preventative maintenance tasks per the established schedule.
• Inspections: Assist in apartment and systems inspections as required.
• Work Orders: Respond to work orders for units and common areas, prioritize based on urgency, and enter details into OneSite.
• Maintenance Emergencies: Address maintenance emergencies, including after-hours, weekends, and holidays as needed.
• Troubleshooting: Diagnose and troubleshoot mechanical, electrical, and plumbing issues, including appliance repairs.
• Vendor Coordination: Monitor the landscape contractor and work closely with vendors to ensure satisfactory work.
• Safety and Compliance: Follow safety protocols and ensure compliance with all relevant regulations.
• Customer Service: Provide excellent customer service to residents and internal stakeholders by addressing maintenance needs promptly and effectively.
• Maintenance Shop Organization: Keep the maintenance shop neat, free of clutter, and well-organized daily.
• Property Security: Maintain vigilance regarding the security of the property, ensuring all keys are in possession and secure.

Required Qualifications

• Minimum of 2 years in the maintenance field.
• Strong understanding of mechanical, electrical, and plumbing systems. Ability to read and interpret technical manuals.
• Skilled in using hand and power tools for repair and maintenance tasks.
• Basic understanding of leadership principles with the ability to work independently or as part of a team.
• Strong logical thinking and problem-solving skills for troubleshooting issues.
• Familiarity with property management software such as RealPage Maintenance Facilities.
• Basic proficiency in English for effective communication.

Physical Requirements

• Must be able to frequently lift, carry, and move items up to 50 lbs. without assistance.
• Ability to endure prolonged standing and repetitive activities, including using tools, walking, climbing, bending, and kneeling.
