Property Maintenance Worker

Position Summary. Responsible for maintaining the safety, cleanliness, appearance, and proper operation of managed properties and its buildings. Performs routine maintenance, repairs, inspections, and preventive maintenance while responding to maintenance requests in a timely manner.Essential Duties and Responsibilities- Perform routine maintenance and repairs throughout the properties.- Complete work orders and respond to maintenance requests.- Perform basic plumbing repairs, including faucets, toilets, drains, and minor leaks.- Perform basic electrical repairs, such as replacing switches, outlets, light fixtures, and bulbs when permitted.- Repair doors, locks, cabinets, walls, flooring, and other building components.- Perform painting, patching, caulking, and general carpentry.- Assist with heating, ventilation, and air-conditioning maintenance and report problems requiring qualified service.- Inspect buildings, common areas, mechanical areas, and grounds for maintenance or safety concerns.- Perform preventive maintenance to help reduce equipment and building problems.- Maintain tools, equipment, and maintenance supplies.- Keep maintenance areas, work areas, and common areas clean and safe.- Assist with seasonal maintenance, ice control, and storm preparation.- Coordinate with outside contractors and vendors when specialized repairs are required.- Report safety hazards, property damage, equipment problems, and needed repairs to management.- Maintain accurate records of completed work and materials used.- Follow applicable safety procedures, manufacturer instructions, and property policies.- Respond to maintenance emergencies as needed.- Protect resident privacy and maintain professional relationships with residents, staff, vendors, and contractors.- Perform other duties related to property maintenance as assigned. Qualifications- Previous maintenance, building maintenance, construction, or property management experience preferred.- Basic knowledge of plumbing, electrical, carpentry, painting, and general building repairs.- Ability to use common hand and power tools safely.- Ability to troubleshoot maintenance problems and determine when outside assistance is needed.- Ability to work independently and prioritize multiple maintenance requests.- Good communication and customer-service skills.- Ability to lift, carry, bend, climb, and perform physical maintenance duties.- Valid driver's license is required. Safety Responsibilities- Follow OSHA and applicable safety requirements.- Use appropriate personal protective equipment.- Properly handle and store tools, equipment, and maintenance materials.- Report hazardous conditions immediately.- Do not perform work requiring a licensed professional unless properly licensed or authorized. Working Conditions may involve indoor and outdoor environments, varying temperatures, physical activity, ladders, mechanical areas, and occasional emergency or after-hours maintenance. Daily schedule is flexible

Pay: From $35.00 per hour

Expected hours: 40.0 per week
