Job Title: Property Management Specialist (Soft Services)

Reports To: Director of Facilities - Soft Services (Solid line) & Mall General Manager (Dotted line)

Role Overview

We are looking for a Property Management Specialist focusing on soft operations to drive daily facilities management across our retail property in Gatewalk, Mandaue, Cebu.

In this role, you will lead soft service contractors—covering housekeeping, pest control, landscaping, hygiene, and waste management—to deliver exceptional customer experiences, maintain strict site cleanliness, ensure safety compliance, and maximize operational efficiency.

Key Responsibilities

• Contractor & Service Oversight: Direct third-party vendors for housekeeping, pest control, waste management, and landscaping. Conduct monthly evaluations using key performance indicators (KPIs) to maintain mystery shopper ratings above 98%.
• Site Quality & Standards: Perform daily walkthroughs of public and back-of-house areas (washrooms, parking, landscapes, loading bays) to uphold high presentation standards. Enforce BICS cleaning benchmarks and oversee helpdesk ticket resolutions.
• Safety & Sustainability: Review work permits, perform health and safety audits, conduct site inductions, and collect operational data to support utility and waste sustainability goals.
• Budget & Inventory Control: Manage property soft service operations within fixed budgets. Identify cost-saving opportunities, track consumables inventory, and conduct technical evaluations of vendor proposals.
• Incident Management & Communication: Act as the primary point of contact for operational incidents and site emergencies, maintaining transparent communication with corporate teams, mall managers, and merchants.

Qualifications & Requirements

• Education: Bachelor’s degree in Management or a related discipline.
• Experience: Minimum of 2 years in property management or mall operations specializing in soft services, including direct management of in-house personnel and contractors.
• Knowledge & Certifications: BICS certification is preferred (not required). Strong understanding of local property regulations, building safety codes, and operational guidelines.
• Core Skills: Solid project management, budget handling, leadership, and analytical skills. Professional written and verbal communication.
• Technical Proficiency: Competent in MS Office applications (Excel, Word, PowerPoint).
