Property Manager

About the role

We are seeking an experienced and commercially focused Property Manager to oversee the day-to-day management, physical condition, financial performance, tenant relationships and operational performance of a portfolio of hotels, retail properties, restaurants and commercial real estate assets across Phuket, Koh Samui and other locations in Thailand. This is a hands-on senior property-management position responsible for protecting the value of the Group's assets, controlling operating costs, ensuring properties are properly maintained, managing tenants and contractors, monitoring income and expenses, and identifying opportunities to improve property performance.

Key responsibilities

• Oversee the day-to-day management of assigned hotels, retail spaces, restaurant properties, commercial buildings and other real estate assets
• Conduct regular property inspections and ensure properties meet required operational and presentation standards
• Develop property management plans and annual operating priorities for each asset
• Conduct scheduled and unscheduled inspections of buildings, roofs, façades, common areas, parking areas, landscaping, pools, signage, lighting, mechanical systems and other major property components
• Establish and monitor preventive-maintenance schedules for major building systems and coordinate with engineering and maintenance teams
• Identify capital expenditure requirements, prepare recommendations and budgets, and coordinate contractors and consultants
• Act as the primary property-management contact for commercial tenants and maintain strong tenant relationships while enforcing lease and property rules
• Work closely with Finance to monitor rent, service charges, utilities and other property income, and prepare monthly property performance reports
• Develop and maintain a qualified contractor and supplier database, obtain competitive quotations, and monitor contractor performance
• Ensure properties comply with applicable Thai laws, regulations, permits and local requirements, and monitor fire and life-safety systems

About you

• Minimum 10 years' experience in property management, commercial real estate, hotel property operations, retail property management or a related field
• Strong experience managing multiple properties or a multi-site portfolio
• Strong understanding of building maintenance and property operations
• Experience managing contractors and service providers
• Experience preparing and controlling operating budgets
• Strong tenant-management experience
• Experience with commercial properties, hotels, retail, restaurants or mixed-use developments
• Strong problem-solving and negotiation skills
• Excellent English communication skills
• Strong reporting and computer skills
