Property Manager – Portfolio Management & Business Development

Hammond & Co is looking for an experienced and commercially minded Property Manager who enjoys the relationship and growth side of property management just as much as managing the portfolio itself.

This is not a traditional Property Manager role where you simply inherit a portfolio and maintain it.

You'll have responsibility for your own portfolio, building strong relationships with owners and tenants, protecting client retention and delivering a high standard of property management — while also actively developing new business and growing the portfolio.

If you're an experienced Property Manager who is confident with clients, commercially switched on and enjoys winning new business, this could be an excellent next step.

The Role

You'll be a key point of contact for your property owners and take responsibility for the performance, retention and growth of your portfolio.

Your role will include:

• Managing the day-to-day requirements of a residential property portfolio
• Building strong, proactive relationships with property owners and investors
• Identifying and resolving issues early to support strong owner retention
• Meeting prospective owners and converting opportunities into new management agreements
• Conducting property appraisals and advising owners on rental performance and property readiness
• Managing leasing, tenant selection, inspections, rent reviews and renewals
• Coordinating maintenance, compliance and Healthy Homes requirements
• Managing arrears, breaches and Tribunal matters where required
• Developing relationships with agents, accountants, developers, relocation businesses and other referral partners
• Maintaining accurate portfolio, pipeline and client information within the CRM
• Contributing to the ongoing growth and development of Hammond & Co

Business Development Is Part of the Role

We're looking for someone who genuinely enjoys talking to owners and investors.

You'll meet prospective clients at their properties, understand what they are trying to achieve and provide practical advice around rental returns, compliance, presentation and getting their property rent-ready.

You'll also build your own referral relationships and represent Hammond & Co within Auckland's wider property and investment community.

This isn't a separate BDM handing you properties after they're signed.

You'll help win the business, manage the relationship and retain the client, while earning commission on top of your base salary.

Working Across the Wider Group

The position also works closely with Stayhub, creating a connection between short-stay and long-term property management opportunities within the wider Hammond group.

As the relationship between the businesses develops, the role will help identify appropriate crossover opportunities and support owners in determining the most suitable management solution for their property.

What We're Looking For

You'll ideally bring a strong combination of property management experience and commercial/client relationship skills.

We're looking for someone with:

• Solid hands-on residential property management experience
• Strong knowledge of the Residential Tenancies Act and Healthy Homes Standards
• Confidence dealing directly with property owners and investors
• Strong relationship-building and communication skills
• The ability to recognise and convert business opportunities
• Experience managing inspections, maintenance, arrears, renewals and Tribunal processes
• Good commercial judgement and the confidence to discuss rental returns, property improvements and investment considerations with owners
• Strong organisation and CRM discipline
• A full NZ driver's licence
• Level 4 NZ Certificate in Residential Property Management as an advantage
• A practical, solutions-focused approach

Experience across both property management and business development would be particularly valuable.

This role will suit someone who takes genuine ownership of their work.

You don't wait for an owner to become unhappy before picking up the phone. You communicate, anticipate problems and build relationships that make clients want to stay.

At the same time, you're comfortable meeting new people, presenting the Hammond & Co offering and asking for the business.

You'll be professional and organised, but also personable, commercially aware and comfortable spending time out of the office meeting owners and developing relationships.

You will have a high level of English literacy, with strong spoken and written communication skills.
