Property Manager

Property Manager – Loughton TPI Level 3 / ATPI is required.

£50,000–£60,000 Basic | Loughton, Essex

ProMatch Recruitment is recruiting for an experienced Property Manager to join an established property management business based in Loughton.

This is an excellent opportunity for an experienced block/property management professional looking to take ownership of an interesting portfolio of residential and mixed-use developments.

With a basic salary of £50,000–£60,000, the position offers strong earning potential alongside the opportunity to work with more complex developments and continue progressing your property management career.

The Role

You'll be responsible for the day-to-day management of your portfolio, working closely with residents, contractors, internal teams and external professionals to ensure developments are well managed and compliant.

Your responsibilities will include:

• Managing a portfolio of residential and mixed-use developments
• Coordinating maintenance, contractors and ongoing works
• Managing Section 20 consultations
• Supporting and overseeing major works and CAPEX projects
• Preparing and monitoring service charge budgets
• Reviewing expenditure and approving invoices
• Supporting year-end service charge reconciliations
• Ensuring properties meet relevant statutory and safety requirements
• Managing matters relating to building and life-safety systems
• Handling resident queries and resolving more complex issues
• Monitoring contractor performance and service standards
• Attending developments and meetings when required
• Building strong relationships with residents and other stakeholders

What We're Looking For

We're looking for someone with established block/property management experience who is comfortable independently managing their own portfolio.

You'll ideally have experience with:

• Residential block management
• Mixed-use developments
• Section 20 consultations
• Major works
• Service charge budgeting
• Contractor management
• Building and fire-safety requirements
• Landlord & Tenant legislation
• Building Safety Act requirements

Experience with higher-risk or high-rise buildings would be particularly beneficial.

Qualifications

TPI Level 3 / ATPI is required.

Higher-level TPI qualifications would be advantageous but aren't essential.

You'll also need a full UK driving licence and access to your own vehicle for site visits.
