PROPERTY MANAGER

1. Strategic Leadership & Subordinate Supervision

·         Provide executive oversight and daily direction to the PMO and Caretaker / Leasing Support staff.

·         Set operational Key Performance Indicators (KPIs), conduct performance evaluations, and maintain active communication across all three operational tiers.

·         Serve as the final point of escalation for complex tenant disputes, operational bottlenecks, or staff non-performance.

2. Financial Management & Asset Growth

·         Review and approve monthly financial summaries, rental collection reports, and bank reconciliations processed by the PMO.

·         Prepare and manage annual operating budgets (OPEX) and capital expenditure plans (CAPEX) for all properties.

·         Authorize operational expenses, utility disbursements, and contractor payments recommended by the PMO.

3. Strategic Leasing & Commercial Approvals

·         Establish competitive market rental rates, escalation clauses, and lease terms.

·         Review and grant final approval for new lease agreements, lease renewals, tenant extensions, or contract terminations prepared by the PMO.

·         Lead high-level contract negotiations with key commercial tenants or corporate accounts.

4. Maintenance & Operations Oversight

·         Evaluate property condition reports submitted by the Caretaker and processed by the PMO.

·         Approve major vendor contracts, service-level agreements (SLAs), and structural repair proposals.

·         Ensure long-term preventive maintenance programs are established and properly executed by the team.

5. Legal, Regulatory & Risk Management

·         Ensure 100% compliance with local building codes, fire safety regulations, environmental laws, and tax requirements.

·         Review and issue final Notice to Vacate, Notice of Default, or legal escalation letters drafted by the PMO for defaulting tenants.

Coordinate with legal counsel for eviction proceedings, breaches of contract, or property litigation.
