Job Overview

We are seeking a dynamic and highly organized LIHTC Property Manager to oversee the daily operations and maintenance of a Low Income Housing Tax Credit residential property. This role involves coordinating maintenance activities, supervising facilities teams, ensuring compliance with tax credit, section 8, HOME funds programs, as well as with safety regulations, and managing tenant or occupant relations. The ideal candidate will possess strong leadership skills, mechanical knowledge, and experience in facilities management to ensure properties are maintained efficiently, safely, and in accordance with industry standards. Responsibilities

• Supervise and manage a facilities maintenance team, ensuring all tasks are completed efficiently and according to established procedures.
• Entering all tenant data on the One Site software and issue monthly reports and data to management.
• Lead team meetings to communicate priorities, safety protocols, and performance expectations clearly.
• Oversee the repair and maintenance of mechanical systems including HVAC (Heating, Ventilation, and Air Conditioning), electrical systems, plumbing, and low/high voltage systems.
• Develop and implement preventive maintenance schedules using Computerized Maintenance Management Systems (CMMS) to optimize equipment uptime, currently part of One Site software.
• Ensure compliance with safety regulations such as OSHA standards by conducting regular safety audits, maintaining safety records, and promoting a culture of safety among staff.
• Manage projects related to facilities upgrades or repairs, coordinating resources, timelines, and budgets for successful completion.
• Maintain detailed documentation of maintenance activities, inspections, incident reports, and compliance records.
• Coordinate jobs and collaborate with vendors and contractors for specialized repairs such as waterproofing, system repair or industrial maintenance tasks.

Qualifications

• Proven management experience supervising facilities maintenance or industrial maintenance teams in manufacturing or commercial settings, preferably in Low Income Housing Tax Credit, HOME, and Section 8 programs.
• Strong knowledge with i-Cams, One Site, Yardi software programs or the like.
• Familiarity with OSHA safety regulations, and safety management practices.
• Proficiency in Microsoft Office applications for reporting and communication purposes, including MS Excel.
• Experience managing facilities management projects from initiation through completion with excellent project management skills.
• Knowledge of One Site software for tracking work orders and maintenance history is highly desirable.
• Demonstrated leadership abilities with effective team management skills; capable of motivating staff while maintaining high safety standards.
• Excellent troubleshooting skills using electrical testing tools such as voltmeters and ohmmeters; ability to diagnose engineering issues efficiently.
• Strong communication skills in English for clear documentation and team coordination.

Pay: $38,000.00 - $48,000.00 per year
