Property Manager

Position Overview

The Property Manager’s role is responsible for the overall financial performance, operational excellence, and physical condition of the property while providing exceptional customer service and leading a high-performing onsite team.

Responsibilities

· Provide superior customer service to residents, prospects, and other partners.

· Comply with requirements of the Low-Income Housing Tax Credit affordable housing program, Fair Housing regulations, and company policies.

· Ensure smooth operations of the property, including physical property maintenance, rent collection, leasing, expense control, occupancy management, etc.

· Supervise on-site team, train and/or be responsible for work performed by all team members or contract vendors, ensuring that goals are met and policies and procedures are followed.

· Maintain positive resident relations and resolve issues as they arise to ensure a comfortable and safe living environment.

· Monitor local market conditions and competition, adjust marketing approach to drive traffic as needed.

· Manage property budget and finances; drive revenue and manage expenses to meet financial requirements.

· Maintain occupancy goals through vacancy anticipation, proactive leasing, and on-time lease renewals.

· Oversee and direct property maintenance to ensure work orders, preventative maintenance, and building repairs are completed timely and accurately.

· Other duties as assigned.

Knowledge, Skills and Abilities Qualifications

· Strong written communication skills, including proficient English grammar, spelling, punctuation, and a professional business writing style for financial reports, legal notices, and corporate communications.

· Excellent verbal communication and interpersonal skills, with the ability to maintain a professional, respectful tone across all interactions.

· Strong organizational, problem-solving, analytical, and time management skills. Technical proficiency with Microsoft Office Suite (Word, Excel, Outlook) and property management software such as Yardi Voyager, RENTCafé, and CRM systems.

Education & Certifications

· 3+ years of affordable property management experience

· 2+ years of on-site property leadership experience

· Bachelor's degree or equivalent experience preferred

· Valid Driver’s License and satisfactory Motor Vehicle Record (MVR) required.

Physical Requirements

Must be able to stand, walk, sit, bend, stoop, kneel, climb stairs, reach, lift or carry up to 25 lbs., and possess the visual acuity and communication skills necessary to perform comprehensive inspections and engage with residents and prospects.

Pay: $60,000.00 - $70,000.00 per year
