What they need

About Cedarmount

Cedarmount Capital is a Toronto-based asset and property management company with a residential portfolio across the GTA. We're looking for an organized, proactive Property Manager to oversee building operations, lead on-site projects and make sure our properties are well run and our residents are well served.

The Role

As Property Manager, you'll be the on-site lead for the building. You'll supervise day-to-day operations, manage contractors and building staff, coordinate repair and improvement projects from start to finish, and handle escalated tenant matters. This is a practical, visible role. You'll spend your time at the property, not behind a desk, and you'll step in hands-on when needed.

Key Responsibilities

Building Operations & Supervision

  • Oversee daily building operations so the property stays safe, clean and well maintained
  • Supervise on-site staff, including superintendents and cleaning staff: set priorities, assign tasks and check the quality of their work
  • Monitor site cleaning standards and cleaning schedules, and fix gaps quickly
  • Do regular building inspections and monitor life safety systems, boilers/HVAC, elevators and building security
  • Read and record utility meters (hydro, gas and water) on schedule, and flag unusual readings or suspected leaks
  • Keep up preventive maintenance schedules and building logs (fire, contractor and work-order records)
  • Handle hands-on maintenance and repairs as needed, and step in on after-hours emergencies

Project & Contractor Management

  • Plan and coordinate building repair and improvement projects, from scoping and scheduling through to completion
  • Source contractors, get quotes and recommend vendors to head office
  • Supervise contractors on site and make sure work meets the agreed scope, timelines, quality standards and safety requirements
  • Coordinate access, resident notices and building disruptions around project work
  • Track open work orders and projects through to sign-off, and keep head office updated on progress

Tenant Relations & Escalations

  • Be the main point of contact for resident concerns at the property
  • Handle escalated tenant matters, including repeat maintenance complaints, noise and neighbour disputes, unit damage and lease-rule violations
  • Document incidents clearly and escalate to head office when legal or formal action may be needed
  • Make sure notices, entry and document service follow the Residential Tenancies Act
  • Oversee suite turnovers, move-ins and move-outs, and support leasing with suite showings

What We're Looking For

  • 3+ years of experience in residential property operations, building management or as a senior superintendent
  • Proven experience supervising staff and managing contractors on site
  • Experience coordinating repair, renovation or capital projects from start to finish
  • Solid hands-on maintenance knowledge and the ability to troubleshoot building systems
  • Calm, professional approach to difficult tenant conversations and conflict
  • Working knowledge of the Ontario Residential Tenancies Act
  • Strong organization, record-keeping and follow-through
  • Comfortable using email, a smartphone and property management or work-order software (Yardi & RentCafe experience is an asset)
  • Available to respond to after-hours emergencies
  • Valid Ontario driver's licence is an asset

What We Offer

  • Stable, full-time, permanent position
  • A hands-on leadership role with real ownership of the property
  • Support from an experienced and friendly head office team

Additional Requirements

  • Candidates must be legally entitled to work in Canada.
  • The successful candidate will be required to complete a criminal background check as a condition of employment.

Pay: $60,000.00 per year

Benefits:

  • Flexible schedule
  • Housing allowance
  • On-site parking
  • Paid time off

Work Location: In person
